I am speaking from experience. Tenants have more power so-to-say than landlords. Do not break the house for any reason. Go to the police and make an official entry. Seek the counsel of a lawyer for directive. There should be a way out for such kind of situation

There are laws that protect Tenants here in Kaduna. Doing what you advised is like breaking into someone's apartment.

I'm glad you are guided. Please get a lawyer to help you get a court order. A bailiff or two will be assigned to you by the court who will force open the property and in whose presence, all your tenant's properties will be properly stock-counted and then transferred ti the court's store room. A paper will be signed by the court listing all the properties recovered from the flat. So when the tenant returns (if he ever will), he has business with the court and not you.

What if u open or break down the door and find his decayed bones... and a suicide note?

The day he tries your suggestion of breaking down the door, that is when his problem will start. That long lost tenant has set a trap and waiting patiently. Once you gain access without court order, the following day, he will appear from the blues, Sue you claiming he left 50m worth of property in that apartment including $20k cash (ie persin weh no fit pay rent ohh.)

It has happened to me twice, first time I did as you suggested, it was heavy wahala. It happened again years later, a shop locked up for 4 years, paid lawyer, after 2 years, got eviction of the person along with judgement for owed rent. A court bailiff came along to open the shop, he also asked if we knew the man's residence so we could go an seize his properties eg vehicle, but we did not know. Guess what, someone later said he saw the man from a distance while the evacuation of the shop was going on.

I rent out my apartment to one gentle guy and one day I checked on him,he don't use to lock his door. I stumbled on almost 10 horribly looking guys doing secret meeting. I said am sorry o.

Second week, I came to check on him to warn him, I no see him for room. As I keep checking his unlocked room I discovered his properties started reducing, I can't figure how ,by one week d room has become empty. This guy was just a month into his rent o.

Get a police order to break down the door and evacuate his properties so you can let the property to another person

Did he disappear with your property?

Go to court.
The court will help you recover your property though making sure due process is strictly followed.

But you didn't do well for allowing this number of years go by without taking any action.
A notice to quit will be pasted on the door for a period of time depending on whether he's a monthly or yearly tenant, a reminder will follow then if nothing happens the court will use the police to break-iin and remove his properties.

As for you op, I've experienced a similar case in my former area.......The landlord parked the tenant's properties into another smaller room and rented the house out to another person and hell wasn't let lose .......The funniest part is that up till now the werey tenant hasn't returned making it over 16 years of his sudden disappearance..

Bros, the same thing was done, but even more, police was invited along with a photographer, the rags inside the apartment was photographed and the locked in a store in presence of the police. Guymam showed up from the blues shortly later through court case sueing for equivalent of outrageous millions, hard currency he left there, goods his wife kept to sell, expensive items etc. Olopa no go show because na wrong process. Na so we start to spend money ontop court case. Eventually we had to settle out of court.
Just get a lawyer to go to court and get you access to your house.
