She renovated the house she rented from the shittty condition she met it only for the landlord/caretaker to evict after giving the apartment a complete facelift .

She gave them aura for aura by destroying most of the improvements she did to the apartment making sure the landlord does not profit from her loss by renting the place out to someone else at a ridiculously higher price courtesy of her improvements

Why would a tenant be doing all that to a house he is renting. Anybody who does that is leaving space for the devil to use/misuse the landlord.

It's pretty common practice these days sha, especially for people that want the properties they rent designed to their spec. Rental proeprties in good condition might not their taste yet expensive, so they rent these properties that are essentially "carton" and use the money they'd have used to pay for that proper place to design this carton place to their taste.

It's probaby doing too much, and quite risky doing so as a fresh entrant into a property.

The particular apartment the lady rented was in utter mess when she rented it . Nobody would pay the ridiculous price the landlords charge to rent out the space and leave such apartment in the ruins they met it .

Imagine paying over 3 million for a 2 bed room flat and then u are expected to leave the apartment with the 1990’s “talazo” floor or the normal asbestos ceiling 🤷‍♂️. It’s normal for u to at least have modern tiles on the floor , screed the wall and paint it satin , have POP fixed in the parlor and a decent chandelier .

The fact is most people who can afford the ridiculous prices Lagos landlord charges will not live in the house like church rats

Whatever governmental agency that is meant to protect Nigerian tenants is sleeping at the wheel. Nigerian tenants too sometimes do not behave well. Sometimes people move out of a house and the rooms (especially kitchens, bathrooms, toilets) look like the ground zero of a nuclear attack.

This is not always true .

There are areas in Lagos u will not see any new property; areas like surulere , contain , apapa road ,yaba , Ebutte Metta, etc. most of the houses u will see there are old houses with old designs and old facilities which u can’t force the landlord to improve .

If such area is on close proximity to ur business place or office , u have no choice but to rent the old houses and at least make the place livable to an extent . It’s not a case of doing too much at all. It’s just a case of some of those landlords being wicked and greedy .

If I rent a house from u and did improvements to the house , courtesy demands that u at least allow me to use 2 years on the same rent before u come up with an increased rent for the space . But a lot of the wicked landlords will not even allow u finish a year before they tell they have increased the rent . They know by doing so u will either be forced to pay the new rent or leave the apartment with all the improvement u have done .

Both options favors them because they can either rent the place with ur improvement to another tenant at a ridiculously high price or u pay the new price which is only due to the improvement u did to the apartment .

Na crazy tenants wey go damage the house before leaving fit them .

It is better to be a bit more patient and look for a property in good enough condition that you won't have to be doing extensive and expensive renovation. A bit of paint job here and there is still understandable, not POP, changing floors, changing roof etc. It has happened to a few extended family members and i advised a bit of patience and detailed search for a more appropriate property, and in each case, they thanked me for it later.

It is just not wise for a tenant to carry out the kind of renovation that essentially changes the worth and potential sales price of the property. This is doubly so in an environment where tenants are 2nd-class citizens, and any money spent on said renovation can quickly enter voicemail. Landlords should renovate their property before putting them on the market for rent at whatever price they desire.

Is it not possible for a contract to be signed at the onset itemizing what renovations the tenant carried out and also stating that there would not be an upward review of the rent for a stipulated period of time (2-3 years for example)?

If u want to rent a house in a place like Yaba or Surulere because it is easily accessible to the island where u work , u need to do those improvements .

U won’t see a house in Yaba or Surulere where u won’t need to do POP or change the floors . The houses in those places are old houses ; they are less specious and have facilities that will require serious touches .

The other option u will have is renting an apartment in Victoria Island where the annual rent will be close to ur annual salary .

Patience doesn’t solve anything in the Lagos real estate market . grin . The problem is there’s so much demand and less supply in the real estate market in Lagos . The same house u reject because it is an old house , u will see several people jostling to be the best candidate the landlord will pick. If e reach a stage , u will nearly beg the landlord to please take you instead of ur fellow house seekers .

Recently I saw a house agent’s video on TikTok . The guy posted a video of people who came for inspection of a house he posted recently on TikTok. The number of prospective tenants who came for inspection were over 40 for a building that had just 6 flats available for rent . The guy captioned the the video “ Don’t fight with ur landlord this period , house scarce o “ .

Simple rule in business, before you carry out extensive renovations to a property, you take out a long term lease that pays back the value of the enhancements over the life of the lease.

When u go to report at the nearby police station they will lock u up for disturbing the peace of the neighborhood because ur landlord was already there before u and had bribed them

Na the second day the police go Dey advise u to bail urself and go look for new apartment .

If police no gree listen to u, who do u think will help u prosecute the landlord ?

That is why the first thing I said was that the tenants are not protected enough. There are a lot of different sufferings, separate from the ones directly inflicted by government, that have been normalised in Nigeria.

Real jungle .

I watched a video of a lady who posted the voice note of her landlord’s son threatening her.

The lady went to serve in Abeokuta and she rented a house which she paid rent for one full year (12 months ) . You know normally corpers will spend 1 month in camp and then the next 10 months on their PPA . The last one month is usually a leave period and nobody really spends 12 months in service .

Now a day after PPA (which means 10 months after she and her friend packed into the building ) , the landlord’s son was already dropping voice note for them to park and leave the house ASAP or face his wrath . The guy was threatening and cussing them real time.

I’m sure if that lady wasn’t Yoruba , she would’ve given the whole situation an ethnic coloration . The guy kept insisting they must park out ASAP cos he want to rent the apartment out again . Imagine trying to push a tenant out 10 months into tenancy simply cos u know she’s a corper .

The guy in the voice note said she should go to any police she wants to go to but she must park out before that weekend because her POP is over . Omo those guys get audacity mehn!
