So, I'm in a jam right now.

I'm a student and also work online. So I decided to rent a new place last week. The major reason is that I need constant power supply.

In this area they use band A light.

But the problem is that other student occupants don't always pay for meter subscription.

Hence there is constant light but most times this particular house don't always have light.

Before paying for rent I actually asked one of the tenants, the person currently occupying the room I paid for and he actually assured me that the compound has no light issues.

So, when they gave them light a few days ago I decided to go and check the house myself and discovered they don't have light while other compounds have light.

I then decided to speak with another tenant and he started narrating the issue to me. In fact, for the last 3 days they've not seen light in the compound even though the street have had constant light.

That some tenants are even using ac, electric cooker and so on.

So when they recharge it doesn't stay long and worst some don't even pay. I was there until night when I saw one of the tenants, a lady going round to raise money they can use for subscription that night.

She didn't get a kobo from the over 20 tenants there. The compound is that big.

So, even if I say I want to sub for the prepaid meter, with 20 people I don't think N20,000 will even last for the month.

I made the payment but I'm yet to move to the house because the other occupants are still in the house.

Please I'm thinking of going to collect my rent back because I can't cope with this. How do I approach this issue please.

You may not get a refund easily, especially for the agent fees.


But instead of fighting for a refund, speak with the landlord.


The metre is registered in his name and he needs to do something about how it is used. It is not just about filling rooms with tenants. A landlord must also be concerned about certain use of properties attached to his name and identity.


Tell the landlord about the issue. He should call a meeting and find a lasting solution to the problem.



During my master's degree programme, I rented a self-con apartment close to school gate. There were about 14 rooms, all full.



There seemed to be no light issue for almost a month until one morning, I woke up and saw light everywhere outside, but not in my own room. I went outside and discovered that it was the same for every other tenant. Only our building was affected.



Soon, they sent a student to collect contribution of money to bribe NEPA. I began to wonder. Bribe NEPA for what? There was a prepaid metre, so why was the need to bribe?



To cut the long story short, it turned out that the house had bypassed metre and NEPA caught them and slammed 2 million naira charge on them. Instead of finding a way to reach a common ground with the NEPA officials, the students reconnected to direct, and began tapping light from another compound.


Hearing this, I went straight to the landlord to complain.


He didn't respond for a long while. During the time of his silence, the boys continued to find a way to beat NEPA.


They had contributed money for wire (they didn't dare come to me for contribution). So, late at night when they were sure NEPA officials would not catch them, they will connect to someone else's wire, then before 5am, they would quickly disconnect.



So, we didn't always have light throughout the day for fear of NEPA. We only had light late at night into early morning.


And the painful thing was that the light in that area was very good. Almost 20 hours per day.


Eventually, the landlord sent some people to issue quit notice to everyone. I was issued too, but the landlord called to tell me not to worry. That I could stay.


So, speak with the landlord.

I will confirm if it's band A but there's almost constant light sha. Lol as per the bold I doubt if that man will accept it. He's been giving different lamba every time I question him about meter. The man no dey like spend for him own investment at all. Maybe I go just bear am move out once this rent expires soon.

Yes I did. It was even the Nepa staffs that drove down to remove it officially for me. It's my personal meter. I was only told I would not be able to use it outside of where their office covers. So I sold it off
ohh that’s refreshing to hear. Glad to know we are progressing, albeit a little bit slow, in the energy sector.

Did you say 20k for a month with about twenty tenants? If you use the light constantly, you alone can consume that 20k in one month!

Approach the landlord with an suggestion on getting each apartment to have it's own switch, all concentrated in a location that is accessible to everyone in the house.

So when you do your subscription, only the tenants that subscribe will have their switch turned on to benefit from the light.

That way, there's no cheating. You pay, you get light, you refuse to pay, you stay in darkness.

So shops and banks don't owe rents? you definitely are not properly informed.
For shops, it is easier to eject people that hasn't paid fee than residential buildings.

For banks, honestly don't know, but as corporate company , I guess they should not be.

apply for a separation and get your own meter and work it out with the landlords.

Go meet Nepa, tell them the issue and tell them to come and give you direct light, that you go dey pay 30k monthly as a Band A user.

The issue now be say, you go fuckkk girls tire because, na your room. most of them go dey sleep in the name of charging phone and with that, attention to work will be divided and they will render you useless.

Lanlord no go give you shishi, the best option is to look for another mugu wey no too need the light and collect rent or follow my advice.

I used to stay in an estate in Abuja with its own transformer, the agent said the owner already paid #5 million for electricity and no reason to pay for a year, we believed and started using electricity, after some months, the staff of the AEDC came to the estate with intention to disconnect us but we disagreed and reported to the landlord, some days later they came back and counted the number of flats in the estate and brought prepaid for us all with additional one for our pumping machine, i dont know if the landlord paid them for that but that wasvthe only way to enjoy electricityand also the AEDC not to be cheated by using free light. The man shouldtake a step befire its too late. Since its a student environmentand in form of hostel, he can pair a prepaid 2 to 1

I'm just living the landlord's house and he had no problem refunding the money.

He doesn't know me personally and this is our first time of meeting.

After explaining who I was and the situation, he asked what I want and I told him I want a refund and he agreed.

He however told me he paid the agent 10k from the money as commission.

So, he could only refund the remaining 190k. He took me round to the agent house to collect the other 10k but the agent was not around.

He then told me I might be wasting my time because the agent probably has spent the money and won't refund without extensive trouble.

He's not even picking his calls. Sha. I got the bulk of the money back and I'm grateful.

So far, I've lost about 36k in search of a house. God abeg.

Also, he asked if it is his duty to collect nepa bills I told him I don't know but somehow it's spoiling the reputation of the house.

He actually seems nice and kind in a way and I kind of regret putting him through the stress and the house is kind is really great.

But me no fit joke with light.

Dey play. It's only people who are not into properties thinks shops are better than house.

See those shops they are the worst! Their complain is non stop about no business even when the place is booming, then try to evict them first na dem you go know say na people livelihood you want eject even lawyers will advise you to pity them plus they don't pay in bulk it's whatever they can gather (in their usual language) they will give to your lawyers.

As for those cooperate buildings Dem go take you play till when they want to pay (revenue board and government tax) is their favorite excuses, better do a lease of 5years and above for them and by the end of the lease be ready with your lawyers. E.g to sue or quit zenith bank easy for Nigeria?

From our experiences It's easier to deal with residential tents if you know the scope.

No investment without issues.

It's one of the best long lasting investment out there with low risk that spans into the generation of even great grand children.
Rental properties are always there to save you during raining days and they are usually the easiest approved collaterals for any form of loans. Not to mention the fast rate at which they appreciate. As a lady I am glad we started earlier, people that discourages it are either not properly informed or don't know what is long term lasting investment with low risk. Every month I must collect rent somewhere or resell something double the initial cost.
