afrodoc:True. It shows how compromised the system is. But it's better late than never. At least, na only money for land go loss. Compared to when you have built and stayed there for years, only to be chased away like a thief |

iamoyindamola:Well, if Government is saying they don't have approval shebi it is their word against the owners of the estate ? I guess those that have approval will bring out their approval now that the government is alleging they didn't give them approval na. |

BlueRayDick:That is a huge number and its not possible, i am curious to know the outcome of this but i know they want more money |
| Re: EPL Chatroom - All Discussions by Theflint1(m): 2:08pm On Aug 04, 2025 |
afrodoc2:It seems the main issue is that the estates don't have layout approvals...hopefully it's something they can settle on. |

izzou:Compromise or not The government must provide people from their side that will take the fall too no be to list estates in lekki and throw panic everywhere |

Theflint1:I hope so. All these desperado real estate developers too should be calming down. |
| Re: EPL Chatroom - All Discussions by iamoyindamola(m): 2:11pm On Aug 04, 2025 |
Theflint1:What makes them illegal Are they situation on canals or no proper accreditation from government |
| Re: EPL Chatroom - All Discussions by Theflint1(m): 2:12pm On Aug 04, 2025 |
iamoyindamola:I think it's likely a sqeeze, fit be say the person in charge of the approvals got replaced and whoever replaced him can't unlook the choppings that the guy made and wants to chop his own too. He'd likely come up with some "different actual" plan for them and use that as avenue to chop his own too...na money e go end sha. |

Theflint1:If you settle someone in govt to pass you this time, Hope when another govt comes into power an decide that the time for demolition is now. |
| Re: EPL Chatroom - All Discussions by Theflint1(m): 2:18pm On Aug 04, 2025 |
iamoyindamola:What's legal today could be illegal tomorrow...the main problem I see is that the government agents see these things as a means to enrich themselves, and as long as that's the case all this sort of stories won't stop. It's sort of like our police officers who don't care if you commit crimes and would even frame you if need be, as that's the only way they can put you in a position to pay bribes. Employees of this Lagos approval agency would eat good this period. |
| Re: EPL Chatroom - All Discussions by iamoyindamola(m): 2:19pm On Aug 04, 2025 |
Theflint1:That is almost 80% of estates in lekki, the govt should come and admit employing incompetence people for allowing the estates grow up till now |
| Re: EPL Chatroom - All Discussions by Theflint1(m): 2:20pm On Aug 04, 2025 |
raumdeuter:It's government racket, I think it's less about the real estate investors, but more about the government and its employees. |
| Re: EPL Chatroom - All Discussions by raumdeuter: 2:20pm On Aug 04, 2025 |
Theflint1:Isnt there a document called Governors consent? Or something like that issued to buyers. I think anyone who wants to buy a land must insist on that document If your house is marked for demolition you can have a case for compensation vs those who do not |
| Re: EPL Chatroom - All Discussions by iamoyindamola(m): 2:20pm On Aug 04, 2025 |
raumdeuter:Won't i get receipt or document from the govt official? |
| Re: EPL Chatroom - All Discussions by iamoyindamola(m): 2:22pm On Aug 04, 2025 |
raumdeuter:Thank you |
| Re: EPL Chatroom - All Discussions by raumdeuter: 2:22pm On Aug 04, 2025 |
iamoyindamola:Did they get receipt from the govt official before the initial purchase? If they did, why are they nt presenting it now I recalled when Tokunbo Wahab challenged anyone who has a govt approval and whose house was demolished to come forward.. I didnt hear what became of it |

raumdeuter:Adron Homes i am sure won't be foolish not to have valid documents before selling to people |
| Re: EPL Chatroom - All Discussions by Theflint1(m): 2:30pm On Aug 04, 2025 |
iamoyindamola:Yea, there are just too many persons involved to assume they all didn't do due diligence. |

Theflint1:CBEX would like to know your location |
| Re: EPL Chatroom - All Discussions by BlueRayDick: 2:35pm On Aug 04, 2025 |
iamoyindamola:Don't be so sure. Don't make bold statements on behalf of those real estate companies, u will be disappointed if government actually prove they didn't authorize approval of the estates and the estate developers can't provide the documents they obtained from government that bears the state government's logo. What I've come to learn is that anything can happen in this Nigeria. The best thing is to wait and see how this plays out; let's see if the concerned estates will be able to prove their case |

Theflint1:Don't be so sure, the same Adron homes has been called out severally for being a fraudulent company. https://fij.ng/article/to-get-his-refund-adron-homes-tells-europe-based-nigerian-to-give-up-30-of-his-n16-85m-payment/ |

OkpaNsukkaisBae:😁😁 Economic what!! A whole U.S.A!!!😎 Perhaps you were very young at the time and were misinformed, or perhaps you're relying on incomplete information. This will be my last response to you. I've observed your replies and can see through them/you. I asked why you appear to dislike the West, maybe i used wrong words there but the "ha.te" was clear, you denied it, only to seemingly support my claim. I asked why you support Iran and continue to support Russia, but I haven't received a concrete answer. Instead, you've offered propaganda and more propaganda. I'm saying you balance your sources of information, and you're responding with irre.le.vant questions. I am not a child, nor am I new to world politics. And I'm not fo.ol.ish enough to start a discussion about the U.S. and Iraq, as it will only lead another endless & pointless arguments (perhaps another Vietnam,Japan), especially with a biased perspective like yours. Finally, you claim I don't know what am talking about but it seems you know very little about international politics beyond what your anti-Western propaganda media tells you... Blo.ck me if it makes you feel like Putin,i careless.😎 |

BlueRayDick:I wasn't speaking for Adron homes specifically sha, just pointing out the number of different real estate vendors that were involved. |

iamoyindamola:Which government? |
| Re: EPL Chatroom - All Discussions by raumdeuter: 2:44pm On Aug 04, 2025 |
BlueRayDick:I actually want to believe many of those estates are individuals trying to be sharp and defraud people You will hear things like its better to buy now that it doesnt have governors consent, once governors consent comes out the price with triple Land with govt papers are usually sold for a premium, even if you go to the property section of Nairaland you see the arguments regularly, Those with gov consent advertize with it as an added value and some will tell you that you can buy for a lower price and "arrange gov consent" https://www.nairaland.com/5423359/obtaining-governors-consent-land-mandatory There are many people enjoying their property without this gov consent, but if na your side them open eye for, then goodluck Land sale is where you meet some of the most dubious people in Nigeria |

iamoyindamola:If you follow Scott Iguma you wont exonerate any land selling company. Its a racket |

diggz:The one that claim those estates are illegal |
| Re: EPL Chatroom - All Discussions by Theflint1(m): 2:59pm On Aug 04, 2025 |
raumdeuter:That link you posted, you'd see where they said that the process of getting a government consent can take up to 6 months to one year...most of these lands are community owned and without government consent, so now imagine buying a property and waiting that long before you can begin development on it. Sure you'd say it's better to wait than be sorry, but in reality we know it hardly ever works like that, sometimes you just want to begin development as money dey hand, other times the community will be breathing down your neck to develop or they'd reallocate your land and sometimes development post purchase is something that's done to protect against land-grabbing. There are just many things that makes real estate investment in Nigeria feel like you're dealing in the wild west, and the bulk of the work that has to be done to ensure it's a seamless and safe investment class is the governments. In fact their involvement is one of the major reasons that it's risky sef, and that you can't just lay the blames at the feet of the investors solely. |
