Most of the lands/properties currently being sold don't have C of O/Governor's consent.

One bros that works as an agent for these real estate companies told me recently that getting governor's consent is actually quite expensive, it cost millions in Lagos state. He said most of the real estate being sold don't have it because the cost implication on the vendors is not reflected in some of the prices they quote.

I have a feeling that for government to come out boldly and make this claim; they know a whole lot of the companies involved may have settled the regulators to overlook them, but they still don't have the requisite documents that will protect the property from government's action in the future.

Sure you'd say it's better to wait than be sorry, but in reality we know it hardly ever works like that, sometimes you just want to begin development as money dey hand, other times the community will be breathing down your neck to develop or they'd reallocate your land and sometimes development post purchase is something that's done to protect against land-grabbing.

There are just many things that makes real estate investment in Nigeria feel like you're dealing in the wild west, and the bulk of the work that has to be done to ensure it's a seamless and safe investment class is the governments. In fact their involvement is one of the major reasons that it's risky sef, and that you can't just lay the blames at the feet of the investors solely.

You already know the answer and its in the bold, Do you want to wait for 1yr to get the right documents or start building then be on prayer and fasting for the rest of your life? Or use all your life savings to be bribing one govt regime after the other to remove your house from the red X

There was a time, (I dont know if its still going on) that some clearing agent for cars wont get you the right documents and everytime the Road safety or VIO will stop you. Is it not better to wait and get the right paper than paying at every police stop for incomplete papers

You are right. Except the guy ended up in prison when he landed abroad, he has no reason not to have checked up on his guy after 3 years of travelling. Even if abroad rough for am, at least he should put call through to his G that was there for him when nobody else was.

Most of those lands dem Adron and PWAN sell to people as part of their estates, they do buy it from land owning families/royal families in the host communities. For example most of the people who built around Ikate/Elegushi bought their lands originally from the Elegushi Royal family.

Recently I saw a video of a community in Oyo state protesting against Adron Homes, they said he's claiming to have bought a part of their community but they are denying selling to him. They said he has promised to come with soldiers and policemen to falsefully take possession despite court order pronouncing both parties maintain status quo till the case is heard in court.

That kind land now, Adron will go ahead to sell it after some time and years later if a son of that community becomes governor or deputy governor, he will use state power to get the land back for his people. By then a lot of people will cry.

One of my friends, we went for his wedding engagement on Sunday and by Monday, the wife he engaged travelled to Canada; not for once did he even mention to us the wife was billed to travel anytime soon. Na when I call am on Monday he told me he was at the airport seeing his wife off; I was surprised but I just shrugged it off that it was just normal naija paranoia thingy.

So maybe the guy didn't read too much into the guy informing him late about his traveling plans, but the biggest mess up was not checking up on him even after spending years abroad.

This is not even just about Consent or CofO. It's about who owns the land. It's about if the land survey has been registered.

Any community pushing you to develop or else they will reallocate is 99% likely to be a dubious deal

Even for VI, land still dey wey dem fence, and dem never develop am.

Two things I have learnt in buying land

Why should I drop money for a land when we've not crossed all the t's and dot the i's? Even yahoo boys wey dey see money yanfu-yanfu dey carry either family member or a lawyer to help them do every due diligence before dropping money for land.

Any land deal in which one is being pressured to drop money and develop ASAP is definitely a suspicious transaction.

One of the advise I gave Joe is to focus on himself for the first 2-3 years. Stay off SM, calls and just focus on settling down fess. E no easy as people dey talk am here. Do people know what it even takes to get a mobile phone with monthly subscription, not to talk of your own Wifi sef, especially if u are on your own? Everything now requires Social Security No, what if him no get? WHat if him Kpali don expire and him dey try figure things out? I list 10 things that can make a new immigrant go downlow for 2-3 fess. No be everybody dey arrive Yankee with support system oh!

I disagree. Your friend's struggle and this guy struggle no be the same. Everybody wen arrive get their own struggles and e get levels. If this friend is alive and flexing on SM or if he heard the guy dey call others and never call am, that is different.

He can have any of the above listed challenges as a new immigrant and still put in effort to spare a minute to say hi to his OG with whom he stayed before he relocated.

I think it takes being intentional to do that.

What if he swallowed drugs and was caught at the airport and been in jail since then. I know someone with this story who did 3 years. The plane ticket was worth the risk for him. He was even a British citizen (born in UK) but agreed to swallow drugs to leave Naija for US. They deported him to UK after his stay in US jail. One of the smartest nuga I know and my friend for over 20 years now.
