People come with their cars from as far as Ketu to board Ijẹdẹ Ferry to Ajah and Ikoyi to beat traffic (30 minutes ETA), Ijẹdẹ is definitely not that place in that video at least not in the last 2 years. If you want to build your own home (modest priced land acquisition) you should consider a lot of factors, some sacrifices are not really sacrifices at the end of the day (not in this digital age). Having your own should be paramount to living in a posh apartment.
I lived in Ijẹdẹ once, I had my leisure in neighbouring town and twas great. I couldn't have enjoyed Victoria Island any better.

stop super feeding all this Landlords the government has to address this scam in lagos state. Some of those houses were built 10 years ago with low materials if unjustifiable. It high time to start arresting all this Landlords in Lagos

People are often quick to blame landlords. Don’t get me wrong — some certainly exploit tenants. On top of that, agents are raking in more from properties they never built than the landlords who actually own them.

Depends on the side of Ajah, for rugged places like Mobil road, ilaje, etc, annual rent can range from 700k up, depending on the standard, however, in some estates, we could be talking over 3-4m plus, sangotedo axis can range from 1.5 up, Lakowe axis, from 1m up.

Ijede and islands lekki, ajah etc no difference when it comes to flooding during raining season but they charge millions for a room self contain with plenty service charge .only

in 2020 that my wife deliberately forced me to relocate to our house in OTA, I spent #12m to put up a 3 bedroom and I always thank God for giving me the grace, listening to what tenants are facing, with the dwindling income, I have empathy for them and I do hope the government could relax these hard economic policies and we could have peace of mind

This is the comment I have been looking for. Some people here are saying building materials is cost like most of the houses in question were built last year. Some of these houses were built when things were cheaper many years ago. Many landlords are just greedy and wicked to tenants.

No mind that guy. People like to exaggerate things which usually makes it worse, because others go believe say na normal thing. You can still get affordable house in Benin. Many places dy. Sapele road dy there.

Cost of building marterials is now killing, making most landlords to charge huge rents to recoup their investments. But then they should be more considerate in view of the cutlrrent economic reality in the country.

A house is not a car or other things that depreciates so rapidly in value to become worthless in a few years! It could actually increase in value. So why must you want to recoup all your investment in only five years?

Besides, a house may be thought of as a way of "securing" the land on which it stands. That's actually the real value, in my opinion.

You have a valid point, only say the depreciation of one property depends on how the property is utilized by the tenants. Some tenants go useless landlord property to the point say landlord go spend a lot of money to put the property in good shape to rent it out again.

So it is possible for a tenant to make a property depreciate in a short period of time. Hence from a landlord's perspective short let solves their problem of property damage by tenants.
