I stay in GRA axis in the same Benin and my yearly basic rent is 1.2m

This is the comment I have been looking for. Some people here are saying building materials is cost like most of the houses in question were built last year. Some of these houses were built when things were cheaper many years ago. Many landlords are just greedy and wicked to tenants.
Bro/sis. The real fact is that house renting is not profitable to landlords again but most people will not believe this, at least with the analysis I have done so far. I have like 2 ppties that I use as rent.

All these things still matter except that landlord does not renovate after completing the structure.

Imagine using over 5m to renovate an existing structure+ money for acquiring the property over 23m.

And I get 2.1m per annum for rent.

NB: I will still have to be renovating o.

How many years will it take me to recover?

Over 10 years right.

If I add cost of renovation maybe every 2 years. Do you see the trick.

Despite all these analysis, I still let out room and parlour self contained for 350k, 500k total(damages inclusive) and 2bed @450k (600k total + damages) and they have good road

Anyone that knows lucky fiber can testify maybe coz the structure is just behind the company.

Everyone will be alright. Cost of materials is affecting both newly built and those that are renovating.

The major problem with Nigeria today is the population growth.The population is growing faster than the economy at an unsustainable level.

We have many people chasing fewer houses, more students chasing fewer admission spaces, more patients seeking so few doctors,etc

The economy can't grow fast enough to match the population growth hence the skyrocketing of prices of everything.

Then the mismanaging of the economy especially by the immediate past government.
A huge population is good if it's productive,if it isn't, it's a disaster waiting to happen

in 2020 that my wife deliberately forced me to relocate to our house in OTA, I spent #12m to put up a 3 bedroom and I always thank God for giving me the grace, listening to what tenants are facing, with the dwindling income, I have empathy for them and I do hope the government could relax these hard economic policies and we could have peace of mind

Orile-Iganmu and the rent was 400k but was reviewed to 800k in December.

It's a cool area but dominated by traders and unemployed youths (if you know what i mean). Working class people dominate Aguda and Ijesha...

Most streets are tarred. No flooding during rainfall. My rent is still cheap as we've been here for over 10 years and it's an old house.

You have a valid point, only say the depreciation of one property depends on how the property is utilized by the tenants. Some tenants go useless landlord property to the point say landlord go spend a lot of money to put the property in good shape to rent it out again.

So it is possible for a tenant to make a property depreciate in a short period of time. Hence from a landlord's perspective short let solves their problem of property damage by tenants.
You have a point, though. Maybe we can just agree that Nigerians are their own problems. Other good tenants will have to pay for or suffer because of the bad ones.

Lack of thoughtfulness towards others is a major reason Nigeria is like this. Most people have no regard for others, including their property and wellbeing, so long they're okay. They ignore the golden rule: don't do unto others what you won't like others do to you.

Bro you're still exaggerating. Who renovates their personal house every two years, not to talk of the one being rented out. Be realistic. Nobody religiously renovates a house every two years. It will take several years for a house to wear out to the extent of needing to be renovated, except the house had issues from the start. During that time, the landlord would have recouped a good part of the amount invested. Except maybe na pigs and barbarians dy live for the house. Why would you be renovating a house that a normal person is staying every two years?

Though, it depends on the building structure, location and facilities. We still have 2beds cost around 300k and more annually.
