Of what use is this useless stats. A figure that can be rigged with false inputs. The north is never the poorest. They have food in abundance and the average nigerian spends 60-70% on feeding. So how can a well fed region be the poorest?

If it had not been for that.........

You forgot that the South West was the first region to embrace and implement free education which led to the emancipation of millions of families. That was the key policy of Obafemi Awolowo that unlocked opportunities for people in the SW.
Even the old Bendel (Edo and Delta) benefitted and it also attracted many people from other parts of Nigeria to come and live/work in the SW. Then educational institutions, industries etc. followed.

The southeastern states had it's points largely because because of the liquidity flow from Igbos in Lagos. Remove Lagos and the Southeast will be worse than the Northeast

Shops and markets have a very low percentage in the total wealth in Lagos. Real estate, blue chip companies, IT start ups, money market, financial markets, oil business all form the largest chunk of the state revenue and GDP...shops are a small fraction. The wealth of Lagos doesn't come from any particular tribe or group but by a collection of people from different tribes and sectors...a lot of foreigners also invested in Lagos, foreign inflows.

The top Real Estate holdings are in Ikoyi, Lekki and Victoria Island, it is mainly owned by southwesterners, then Deltans, some are owned by banks and organisations... individuals buying flats and duplexes is different from holdings by firms and financial institutions, who have hundreds of Real Estate holdings in these top areas.

It is very vague to assume a particular tribe has the largest holdings, we need good empirical evidence not just bragging online.
