Hello Flanderz, I hope you’re doing well. I’d like to get your advice on a small matter regarding my land. The person watching over it informed me that a few people are interested in using part of the space for selling, and they’re willing to pay ₦15,000 per year. Since I don’t intend to use the land for the next 7 years and the area is developing quickly, I’m considering leasing it temporarily. However, I want to make sure it’s done the right way and that my ownership remains fully protected. Could you please advise on the best approach — whether to lease it out, and if so, what kind of agreement or documentation would be safest? Thank you for your guidance |

The man watching the land wants to use you to gain access to your property. Please follow these steps carefully: 1. Verify Shop Rates: Find out how much shops are rented for in that area. 2. Set a Fair Rent: Offer them half the market price. For example, if shops rent for ₦10,000 monthly (₦1.2 million yearly), you can charge ₦600,000 per year or less. 3. Written Agreement: Ensure a written agreement is prepared and signed. The agreement must clearly state that no construction or permanent structures are allowed on the land. Include a clause that allows you to terminate (quit) the agreement at any time without prior notice. Make sure the agreement fully protects your ownership rights. 4. Identification: Collect their NIN and/or a valid means of identification before finalizing anything. 5. Payment: All payments should be made directly into your personal account, not to the man watching the land. N15k is a complete rip off , how much farm for rent in a year and it obvious the man watching the land is not to be trusted because we have seen people take people's land. |

In 2025? N15,000 per year — even in my village, you can get a very spacious room for just N5,000 a month. So when someone is asking for N60,000 a year, while another is only offering N15,000, that’s not just unreasonable — it’s a complete rip-off for a developing area. |

Plant crops neatly on the land and call it a garden. Let people rent it for photoshoot. Eat from your garden once in a while. It will fetch you more than N15k |

Lol that's how it starts, from using a part of your land, to building one shop, then two, they a small accommodation, and on and on it goes that before you know it, land dispute will start, so many stories like that everywhere, ask around The lord is your strength. |

From my personal experience and opinion... Renting empty lands typically doesn't cost much especially depending on how remote or developed where the land is situated. You can go with those suggesting you get someone to farm on the land (as it's likely you may not have the interest or time to do that yourself) but don't expect much to be generated from that as well. As people usually give out their land for such practices so it can be maintained and protected from encroachment. As for the documents you require to lease most times it isn't necessary if you have your proper land documentations. But you can still decide to make it formal by drafting just a simple agreement stating the terms under which you are leasing the land. But only agree for temporary structures to be built on it. And with the understanding clearly written that you can use your land any time without notice which would require them to move immediately. Don't go and sign 7 years agreement even if you don't have plans to use it before that time frame. And finally the 15k I'm guessing is for each person requesting to rent a portion of the land and not the total amount for the entire piece of land. From what you wrote I think you didn't understand that part from the land keeper and you should clarify that part from him as well! |
