Good morning and sorry for responding to this late.

A builder that charges an amount for labour should state the type of labour he means. Is he charging for the labour to pay his workers, or his own payment for supervision of the floor cast.

The way it should work is, a builder charges you for each bag of cement cast, and for masons to control the cast and ensure its levelness. Example

100 bags cast @ 2,000 per bag = N200k
2 Masons @ 6000 day pay = N12k
Supervision N30k

This type of building will cost at least 200m from start till full finish, compound works and security house join. But this one here is not a normal duplex. This duplex will build 2 different 4 bedroom duplex and still have change remaining.

Yes it will. There are very small duplex designs.

forget social media,as a 30 years old, you have no business with such crazy amount of money unless you inherited it. People who you build this type of structures have worked really hard in their 30s and are currently being able to afford it.

Build trusts and partnership in your 30s and by your 50s you will be wondering how you came about such wealth.

There are people who make it in their 20s but that's not a yardstick to say if you don't make it then that you have failed.

200ml is about $120,000 and it's still a very huge money in any part of the world including USA. Less than 20% of the world population have such funds

It also depends.. some people in their late 20s can comfortable build this type of house.. IF THEY LIVE AND WORK outside Nigeria.

There are also folks that are into IT , working remote jobs and earning big in Nigeria...

Wao! 424sqm of space implies a very massive duplex (Double Duplex with 14 coaches high walls excluding lintel). The N200M you quoted to complete this project is a very conservative estimate then.

With high grade complete finishing in today's economy, N300M would be more like it in my own opinion.

More grace to sponsor and project manager.

The house is actually massive. The size of this project will become apparent as the work progresses by next week, because it's when we begin to connect the house to the external pillars that the size will blow out.

I am seriously trying to control costs here, like in every of my sites. We will have to reuse a lot of materials like wood and bamboo, as London as it's safe to do so.

You are right sir. Just that does people are very few. But it is still achievable
