Depends on the family that owes the land/house. I remember at a time late Buhari declared his assets, he said he have landed property in Port Harcourt but he can't trace it yet. Shey Na Buhari family you won tell this b.s. say you're the new owner because you've lived there more than 12years ![]() |

The unfortunate thing is that, he is actually correct. The law of adverse possession is applicable in Nigerian. Which is the reason, when you rent out your property or allow a relative to live in your property, ensure the person pays rental, no matter how small. Also, ensure to document the payment as evidence else if he/she stays in your property for up to 8years without making any rental payment, he/she may approach the court for the transfer of your property to him/her on the basis of adverse possession. |

Heffalump:Did you hear the word abandoned property? It’s not same as you stayed in landlord house for 12 years and claim it. There must be evidence that it was abandoned and you must have evidence of occupancy and taking care of that place for about 12 years. So your question does not apply here and therefore no answer |

pigmania:Do u mind the slowpoke he didn't even state how the person who wants to steal the house or land is going to present the documents that will prove in court that he has indeed lived in the property for up to 12yrs that's even if there's anything of such in nigeria's property laws. |

All.these child molesters and robbers and land grabbers go don kpai finish. The only thing that ever kpai them is someone shoots them or sentences them like MNK |

Stayingalive:If there's really anything like that it's just academics on paper and not implementable in reality no records of anyone in nigeria loosing their landed properties to total strangers after abandoning it for decades. Which nigeria in his right mind will even have the boldness to start the process of legally claiming another man's property just because he or she has lived there unchallenged for over 10yrs? |
| Re: How To Legally Acquire A House For Free In Nigeria – Lawyer Explains (Photos/Vid by Stayingalive: 6:20pm On Dec 01, 2025 |
Mrexcell:It is not just a Nigeria law. It’s in almost every law the fundamental reason is to prevent hoarding and wastage of land resources . If you’re an authority, would you allow people get lands in your country/state and abandon it for 12 years without any activity? Now imagine such location is in a very marketable area. No it is not same as land grabbing, it only applies once there is a prove of abandonment |
