I am looking for an experienced tiler who can visit the project site in Benin, County Home Junction, take accurate measurements, and provide a detailed estimate for the tiles needed.

This is the MOU that the architect sent me and has been pestering my life ever since to sign it and to tell him his percentage from the project:

MEMORANDUM OF UNDERSTANDING

This Memorandum of Understanding (MOU) is made and entered into on 2nd of December 2025 by:

NAME: ARC. He who shall not be named
ADDRESS: Does not matter

and

NAME: Me
ADDRESS: Why should I put this online?

OBJECTIVE

Both parties agree to work together on the Bleep Project, sharing costs, expertise, and resources to make the project a success.

TERMS
1. Duration: This MOU is effective from 2nd December 2025 to 31st January 2026.

2. Reimbursement: Both parties will be reimbursed for their expenses incurred before and during the project, upon submission of receipts and approval by both parties.

3. Profit Sharing: The parties agree to share profits from the project in the following percentage:

4. Roles and Responsibilities: Both parties will work collaboratively on the project, with responsibilities as agreed upon separately.

5. Decision Making: Major decisions will be made jointly by both parties.

unless there is something you are not saying. my honest advise at this point would be to secure all the documentation you have and cut the architect loose. he sounds like he is going to be a lot of trouble down the road. and he is the kind of person who may try to leapfrog over you to the client.

this is my take based on the information available

I initially engaged him to survey a site and assist with 3D visualizations. He quoted a consultation fee for the site visit, which I paid immediately.

2. 3D Visualization Negotiation (Bill #2) Following the visit, he submitted a bill for 3D visualizations. I deemed the quote excessive and paused the engagement. He followed up repeatedly, prompting a negotiation on price. I informed him that unless he accepted my counter-offer, I would wait for the contract award or seek alternatives. He eventually agreed to my figure, and I paid him in full for the 3D visualizations.

3. Documentation & Scope Expansion (Bill #3) I questioned whether his output covered all technical requirements. His response was unsatisfactory, so I conducted independent research and identified missing documentation. When I requested these specific documents, he presented a third, substantial bill. I agreed to draft a contract to cover this specific scope—not to offer him a partnership.

4. The MOU & Profit Sharing Dispute He drafted a Memorandum of Understanding (MOU) requesting a percentage of the project contract in addition to his documentation fee. I instructed him to send the draft with the percentage left blank for my review. Upon review, I identified several significant issues. I informed him that I would prioritize finalizing the proposal documentation before addressing the flaws in the MOU.

5. Market Survey (Bill #4) He also conducted a market survey, constituting a fourth distinct billable item. It was after the market survey that this issue of partnership arose.

Summary of Contribution: To date, his contribution is limited to paid services: (1) Site Consultation, (2) 3D Visualizations, (3) As-built designs, and (4) Market Survey.

My Contribution: I retain sole responsibility for the project's success, including business development, stakeholder meetings, proposal defense, and all strategic efforts required to win the contract. And while the duration of his MOU is limited to between now and when the project is paid for and executed, my obligations to the client continue for a minimum of 1 year from the date of project handover; he is not part of that.

He just wants to make a quick buck and be on his way.

Maybe another issue is that he wants me to handover the full quotation |(architectural and non-architectural) for his QS to create a professional bill of quantity and I have not done so!

He has been asking for days and I have said the document is not ready

He may need the money

My little observation.
As a luxurious apartment, it shouldn't be lacking a laundry, the kitchen too needs a store, the master bedroom's windows should be cross ventilated.

I think the architect is working based on the available space. It's a 300 square metres land.

yes and no

most modern luxury apartments have them all in the kitchen

if you have a standalone luxury home with a lot of space, then yes, you may have a detached laundry. however if you have a luxury apartment, then these are typically in the kitchen.

I only speak from experience, building and fence have been screeded without painting for up to 6 years and has been painted over 5 years now.

For fencing screeding,the best is mixing pop paint with black cement,top bond and waterceal and ammonia,I can handle that I given the chance

Is that Polystyrene parapet? If yes, did you need to cast a new beam on top of that last layer of block in order to attach the parapet?
this one isn't polystyrene,but I do polystyrene too,
Is the final coach of the block after lintel,is up to 3 steps,u don't need beam for that,but if not u need to make it 3 coaches,to attain a proper height.
