Theflint1:Fantastic way to kill real estate investment. Olowunnl i remember you wanted to do real estate investment in Lagos, Is this what you would be dealing with? Imagine the ordeal landlords will have to go through to evict a tenant who refuse to pay. Most abroadians will realize that hoping to get anything significant from residential homes investment in Naija is a pipe dream. There are certain states in the US too that model these laws in a bid to protect renters end up screwing landlords and potential investors In some states you cant evict anyone with a child because they want to protect the child. While it sounds nice, it ends up screwing the owners and the owner will just refuse to rent to anyone with a child going forward. Or Mandani who wants to freeze rents without discussing how to stop mortgages from rising |

BlueRayDick:I believe these matches start around afternoon. Maybe 4pm or so. I want to believe that if I begin my journey by 7am, I can be in Osun on time to watch the match. I'm talking of leaving Lagos, talk less of someone in Ogun. My point is, if you want to experience these things, you can. While it is true that people earn way less to actually enjoy these games, that example is way overboard for someone who earns within that range |

Theflint1:Landlords suffer from laws like this. Some wicked tenants that are quite versed in the law will take advantage of such laws, sue you instead of paying up or leaving your house jejely, you know how slow the Nigeria justice system is in cases like this, if you don't pull strings, before you know it, the tenant would end up spending extra 2-3 years more. |

If you have a piece of land, better build an event center. After what I saw my mum go through in the hands of tenants, God sef know say I no fit build to rent. |

raumdeuter:Apart from the criminalisation, the law isn't really a new one just that it is not being implemented or enforced. Besides a good landlord lawyer will argue that the tenancy is dissolved the day the rent expires. So the law can only apply when the rent is still active. I usually issue notices through court orders 6 to 3 months before the tenancy expires. This allows me to run the court cases while the tenancy is still running. 9 out of 10 times the lawyer to my tenant advised them to look for other accommodation |

I know someone that in like the last 8 years, he has not paid more than 5 years...he pays for the first rent, by second rent he starts showing true color, third rent he doesn't pay and landlord is forced to kick him out and by then he's already cost the landlord between 12-18 months of lost income. The house I stay, a former tenant in one of the flats stayed up to 2 years without paying rent, he worked offshore or something and kept the house locked for most months, na the caretaker later start dey beg am make e comot. |

Spy360:Yea, this is the way to go about it...give quit notice within the current tenancy so that by the time their rent has expired, in the eyes of the law there's nothing binding you both and it can't be said you didn't give sufficient notice. |

Details of amount and where to pay are contained in the notice Amount is typically the same each year [one time ambode wanted to jack it up but backpedaled] |

You will be seeing text message in June 2015 about how he has not been able to pay 2013 full rent because his wife gave birth suddenly and when they pay the next salary he will pay part of last years rent Meanwhile he noticed his sink is leaking and landlord should come and spend money to repair when he no gree pay his own rent from last year I think they know retirees no get energy for wahala and they deliberately frustrate them One guy dey owe my dad's friend 3yrs rent and they dragged to court for long, the guy finally moved out to his own newly completed house meaning while he was owing and living rent free he was building his own house |

Spy360:Maybe you have plugs with the courts and good lawyers Think of how much to pay lawyers then go back and forth to court because of how much? Outside Lagos is the yearly rent even up to 500k? In some places the yearly rent is 300k yet you dey go court, hire lawyer while the process still takes months It can be exhausting |

GloriousGbola:When I was still living in that house, they barely bring us the charge to pay. Infact they come like once in like 3-5 years. Sometimes more than 5 years you won't even see them. The reason I'm asking is that a handful of houses on that street were given charges to pay, but they didn't bring to us. My dad is the one who called me and told me that the tenants told him that most of the houses were given charges but nothing was brought to our house. And I don't want the tenants there to form good citizen by going to Alausa to ask for it, cos doing so would invite unnecessary attention. They would open your file and start assessment and reassessment, adjustment and then penalty for missing so many payments, then future billing. I wish there was a simple, stress-free way to check these things without opening a can of worms. Because once your house is marked, there’s no going back. You’ll be paying, explaining, appealing, and paying again. In 2022 I remember when we were marked by Surulere environmental people (whatever their name is) they told us that the gutter in front of the house is dirty and pasted a court summon on the gate. My dad called me and I told him to tell the tenants there to sort it out. At the end they ended up paying 10k. Can you believe that these same people came in 2023 and collected 20k, and in 2024, they collected 50k. We had to go to Alausa to sort it out before they stopped coming. That's how they behave in Lagos. Once your house is marked, you become their customer. I'll just tell the tenants these to be on the lookout for it. If they bring it fine, if they don't we'll lock up. But no one should go to Alausa. |

The best and most stress free places to do rentals is university and student residential areas. You will pack money tire as long as you are on ground or have a reliable caretaker. |

Nazgul:Land use charge is determined by applying the applicable land use charge rate to the market value of Ur building. There are a different rates depending on the usage of Ur property. The current rates are as follows : 1.Owner occupied property( i.e u own Ur building and u didn't rent any part of it out) - 0.076% of market value of the property. 2. Commercial/Rental property (i.e u own Ur building but u rented it out to tenants for residence) - 0.76% of market value of the property 3. Industrial property - 0.256% of value of the property. NB : you can get reliefs if u file for it. For example u can get reliefs for being a pensioner but u must file documents with the the land use charge people evidemving this befor the apply those reliefs to reduce Ur land use charge liability. That is why different people pay different land use charge despite having the same property type |
