It is the policy of FG of Nigeria to give clearance parts on every highway and the stipulated length from the highway is 45m in each of the sides of the road, the total of both sides which amount to 90m.

Where did you see 150m?

This applies to FG roads across Nigeria, just like same observed in second Niger bridge so also is applicable to Lagos -Calabar coastal
road.

I know you deliberately increases the ROW to 150m to justify and spread your hate for the government. However, while doing that, you have forgotten that many property owners along that corridor are on Nairaland reading your distorted information.

I drove through the Lagos calabar coastal highway recently and i did not fail to notice the demolition notice written on many beautiful structures adjacent the road on both sides. Govt asking for 150 metres clearance from the highway. That is ridiculous, 150 metres is like 4 full plots of land, what do they intend to use such land clearance for? I was told this was a directive from the president. As much as I welcome the idea of the coastal road, it makes no sense to destroy people's property for no just cause. I saw beautiful houses, fuel station, high rises marked for demolition from marwa to okun ajah on the island which could cover nothing less than a 1000 properties and structures in a small state like Lagos. This is pure waste of resources by the government. I want to assume the president does not understand what 150 m really translates to but what of the minister of works. Average clearance on highways in the US is between 5 and 40 meters. WTH do you need 4 plot clearance for? Or is someone trying to steal land by proxy?

they paid me compensation for my 6 bedroom mansion duplex in delta for second naija bridge by pass access road.i have used their money to rebuild my house and the project is no longer on going.drug people are in power now so all of us must be patient.it will pass.

The owners of the building earmarked for demolition are not complaining as they know they will be compensated with the current market value of their properties. The ones whose homes have been demolished are not crying as they have since cashed out.

Also, there is a law that grants the Federal govt exclusive rights to all coastal setbacks up to 150m from the very edge of the ocean.

FG is even being magnanimous by paying anything because the properties encroached on federal land in the first place and none of the owners have a Federal issued Certificate of Occupancy. Their lawyers have briefed them on going to court to challenge the FG reclaiming their land. If anything , the FG has been kind enough to pay compensation at current market value to property owners along the path of this project.

So rest.

Why you landlocked hither dwelling natives are so obsessed with a project that is not in anyway connected to your region is what I don't understand.

Been trying to follow your line of argument .... often requesting citations but providing none . The point of argument was why 150 m clearance for the Coastal Highway? Why? If the buildings were demolished because they had no permit ...fine ...they were in Federal Reserve...fine....but why for the highway? I wish you can focus on this the point.
No doubt... internationally...the Federal Government has the right to confiscate property from private persons or businesses that are standing in the way of a public project ...in this case road infrastructure. The FG is required to compensate the owners by paying current market value of their property.
Back to the point ... reference was made to similar situations in the US. We need to look at the process as a whole. If a highway was deemed necessary... th n planners will first draft the best possible pathit should take ... avoiding residential or established communities as possible and thereby paying less compensation. In this case ...the communities were there first... they are going wayyyy out of their way to demolish these buildings ... absolutely unnecessary unless you can explain.

A highway ..in Manhattan...imagine clearing 150m of property to build this one? Did they clear land? No ...they build it over the existing one . Demolishing property to make a 150,M clearance for a highway? This is crazy.

The guys is right, FG is demanding 150m ROW on the coastal road, the markings started this week. Our projects are threatened but we are slightly lucky. So yes it is happening right now 150m set back.

Alhaji, you do understand we are talking about a coastal road here. The operative word being coastal (running alongside an ocean)?

STANDARD RULES FOR SETBACKS FROM THE ROAD IN NIGERIA.

A. Required setbacks for the different rights of way

i. Federal Highway (primary) – 90 metres right of way. 45 metres from the centre to the property line. (75ft, 60ft)

ii. State High way (secondary) – 60 metres right of way. 30 m from the centre to the property line. (50ft,45ft)

iii. Local Road (State) – 24metres, 18m,15m,12m (12m, 9m, 7.5m, 6m right of ways respectively from the centre to the property line as applicable) (31ft, 25ft)

iv. Access Road / Street 9 metres, 6metres from the edges.

v. Building line of property and the outer edge of NNPC oil pipeline – 15 metres

B. Required Setbacks from Different Water Bodies

i. Ocean/sea – 150metres

ii. Lagoon – 50metres

iii. River – 15metres

iv. Seasonal – 15metres

I get your point but I am not talking about 150m setback from the sea though. What i saw were remove/demolition notice markings for 150m ROW even on the land side of the coastal road (places way farther than 150m away from the sea). I saw markings at some point 2 streets deep into lekki side of town. An entire estate was marked for demolition. How do you explain that?
