Ladies and gentlemen, when I was reminded by one of my friends and reader of my posts here to open a thread like this, i knew he was right. I know its needful that people are kept abreast of the likely costs of embarking on that project you have always dreamed about.

I will like to pull out an article I wrote in other platforms about how to get prepared for your building project. I will post that in the below post.

But for this thread, our intention is to provide you with building plans, pictures, house models and 3d renditions of possible sizes of building which are common in the Nigerian building industry, then state the average cost it might take to build them.

We do not want to enter into too much argument, as situations like land type, topography, actual locations, material types and style differences, include finish details may push the total cost either higher or lower. But we want to know the average costs.

Let's start with this size of family house, with the following descriptions;

5 ensuite bedrooms
1 front porch
1 main living room downstairs
1 private lounge upstairs
1 dining room
1 kitchen
1 kitchen store
1 central lobby downstairs
1 laundry room
1 staircase
3 sit out positions around the house

The average cost of building this whole house, all building materials, all workmanship and supervision, all transportation and site management, till this house us built and completed will be about N120m

This amount is for the main building only, and excludes other buildings in the compound like security house, BQ, fence or other floor works as we don't know how big your compound is.

Let's look at this style of building with the following features;

4 ensuite bedrooms
1 front porch
1 main living room downstairs
1 dining room
1 kitchen
1 kitchen store
1 central lobby downstairs
1 staircase

Main building only, start to finish, painting, hand over of keys is N85m.

What about this style? 5 bedrooms.

120m for everything, all building materials, workmanship and supervision plus finish materials, all works till painting and ready to move in.

This is insightful and please let it cover all financial strata. High to mid income earners.

4 bedrooms (2 ensuite, 2 shares a bathroom)
1 main living room
1 kitchen
1 front porch
1 back sit out

This building will cost about 33m to build from start to finish using modern materials and technology.

This contemporary design 4 bedroom bungalow for 30m for everything.

A 5 bedroom bungalow here for 37.5m for

No it wont be. Just like 10 feet x 11 feet rooms.

What about 2 story building of 6 flats having 3 bedrooms,1 living room, dining room, 1 bathroom, 1 toilet each?
