We Planned this Around an Ongoing Duplex Project

We Worked on this plot where a duplex is already under construction. The owner needed a functional space he could complete and move into quickly, while the main building continues.

The only realistic approach was to work intelligently with the remaining footprint.

A basic rectangle would not fit in and we do have wasted corners. Instead, we allowed the available geometry to guide the layout — which naturally evolved into an L-shaped design.

The form wasn’t about aesthetics. It was about sequencing, flow and making the most of what already exists.

yes sir, do parapet it's very good if there fund, and jerald stone coated is good to use, and the prices has come down now, is around #5000 per square mtr, thanks

Please I need clarity on something.

Recently, I purchased a land with an existing survey plan (registered by the land seller). Now, I am trying to do a new survey to carry my name, but I was told by the surveyor that I can't do a new survey, but a change of name on the existing survey. And according to him, only the surveyor who did the existing survey can authorise such change.

The surveyor who did the existing survey is requesting for 10% of the amount used to purchase the land as his fee to make this change.

The location of the land is Ibadan, Oyo State.

So they want to take a cut of 10% for a change of name? So if for example the land is 25million, they want a cut of 2.5 million just for a change of name? These are clowns. Or is it a government allocated land?

Solution: if you are in the country, go to the local government yourself for a first hand information and if this is the true situation in Oyo state, spend your money wisely. Include the coordinates of the land and the particulars of the survey in your deed of assignment and perfect your title with the government. You will be fine.

It is the new surveyor that I hired. He said according to their practice, since the old surveyor is still alive, only him have the AUTHORITY to effect the change of name.

He offered to contact the old surveyor on my behalf (his contact is on the existing survey). It was after he contacted the old surveyor that he said he's demanding for 10% of the amount of the land.

Unfortunately, we have already signed the deed, and only the measurements of the land size was included in the deed.

I’m writing this with a heavy heart to seek help from anyone with the means, connection, or influence to assist me in recovering my money and arresting the person responsible.
In September last year, I got a contract and received an initial deposit of ₦1,000,000. Sadly, before the next morning, the entire money was moved out of my account without my authorization. Since then, it has been a painful and frustrating journey.
I had no choice but to start the job using my personal savings and loans from different sources. It was hell. I’ve been going back and forth between the bank and the police since last September. I’ve spent a lot of money in the process. The police, especially, have collected so much from me in the name of tracking and arresting the culprit — yet nothing concrete has been done. I’ve almost spent half of the money I’m trying to recover.
I was able to gather some information about the suspect, including a name, phone number, and email address, but still no serious action has been taken. It is very depressing and discouraging. I feel abandoned by the system that is supposed to protect citizens.
This is my last resort. I am humbly appealing to anyone who has connections to security agencies, cybercrime units, or any authority that can genuinely help me recover my funds and bring the criminal to justice. I will be deeply grateful.

Why not lodge a complain with the EFCC. I think they handle case like this, especially when it has to do with cybercrime.

EFCC don't handle any case that is less 5m. Police matter, very unfortunate spend half of the money to criminals in official uniform to sad.

Thank you, I have take note of this for the future.

However, I did my best to carry out due diligence on the property before making payment including verifying the authentication of the existing survey.

Was that a fake alert?

Or did someone have unauthorized access to your account and withdrew the sum? Was it a bank transfer? At least you could see the account the funds went into

Yes, I did. He said something similar. He said he will do it, but the original surveyor will have to sign on it. He said this is the standard practice.

I am just wowed.. I don't know if that's peculiar to Oyo state..

I am familiar with real estate transactions in SS AND SE and this kind of things never comes up..usually new land owners wants to get a survey done to match their documents and that's never been a problem..

I guess we live , we learn..

You can use stone coated tiles for the roofing sheet is more affordable and lesser in price currently now and parapet is base on choice but when it come to luxury you can use parapet is make house my beautiful and luxury.

l was told it's was through my ATM, am not really aware the money was deducted from my account to a bet9ja account, I received the money by 5pm I couldn't get materials that day, I just wokeup in the middle of the night and saw several debit alert
