For a long time, many Nigerians believed that ₦5 million was serious money.

But in today's Lagos, that assumption is starting to look questionable.

Let’s be honest: the cost of living, rent, land, and even small business setups have changed dramatically. What used to be “big money” a few years ago now feels like starter capital in Lagos.

So the real question is:

What exactly can ₦5,000,000 buy in Lagos today?

Let’s break it down.

1. Rent (Most Realistic Use)
In places like Ajah, Yaba, or Surulere, ₦5M might cover about 1–2 years rent depending on the apartment and agency fees.

In more distant areas like Ikorodu or Epe, the same ₦5M might stretch to 2–3 years of rent.

But after paying rent, the money is gone.

2. Land in Developing Areas
₦5M might still secure land in developing zones like Epe or Badagry.

However, once you add survey fees, agreement, and community charges, the total cost could exceed the ₦5M budget.

3. A Small Business Setup
With ₦5M, someone could start:

- A small POS/provisions shop
- A mini supermarket
- A phone accessories business
- A small logistics or delivery setup

But running costs in Lagos mean the money must be managed carefully.

4. A Used Car
₦5M can still buy an older used car, possibly for ride-hailing or personal mobility. However, maintenance and fuel will quickly add to the expenses.

5. Investment Capital
Some people would argue that ₦5M is better used as capital to flip opportunities — whether in trade, brokerage, or small-scale investments.

An interesting question and I am particularly interested in learning from people's experience because it seems the economy just keep changing the goal post.

The goal is to put it toward some solid advertising and then use the rest to either scale up or get a small venture off the ground.

Guy, I saw a room self contained for lease in Bariga this morning from a colleague at N3.8m for 13 years lease. A completed house o.

Renting such room out for 600k - 700k per annum will fetch 8,450,000 if all things remain equal (I mean if rent does not increase). That's a profit of 4,650,000 minimum

Now imagine putting a bunk bed there for UNILAG students and letting it out at 30k monthly per bed space - that's 720k per annum.

N5m is normally the price for an off-plan lease of a room self contain (that is for houses still under construction), then you can sell it for about 7m after construction is done.
