No Nigerian has ever won such case.
TAvoid the trouble and stress,it is not worth it
To say no Nigerian has ever won such case is a fat lie. The process is too strenuous and most times settled out of court in favour of litigant.

I don’t understand why you want to use that amount to rent a house. With ₦7 million, you can buy a 3-bedroom flat in my area and then pay the remaining balance little by little.

I am not a lawyer but there is nothing you can do apart from paying the increased fee or packing out. Rent is on annual basis and the one you paid expires before the increase takes effect.

Landlords have their personal financial obligations,so are tenants.
You don't move into someone's property and start claiming useless rights.

Whether you like it or not, the property does not belong to you and you can only stay there on the terms of the owners. The fact that the real owner is dead does not make you the new owner. I will only advise that you comply or you relocate as the case may be. Pele o, chief historian.

Lol, what has a house being already built got to do with it. Rents are determined by amenities, location and the prevalent prices in the locality. A lawyer will only mug you in such cases.
I've just increased the rents in the houses my father left for me, not because I wanted to but commodities prices in Nigeria are just too high and not increasing the price does not make economic sense. A carpenter charged 15k for two hours work
I'm not defending greedy landlords but Nigerian economy is what it is.

Don't be too quick to blame the landlord.

First go and find out the price of building materials.

I had cause to renovate my house recently, the first bag of cement I bought in February was 11K but right now I'm buying cement at above 12K a bag...in under 2 months the price increased by about 2K

And sometime it's not the fault of this landlords maintaining this property with exorbitant prices of building materials in the market it really difficult
99% of landlords don't maintain anything. The tenants do.

For people saying why do landlords increase house rent when they are not building, let me explain to you.

If I build a house to use pay for my child education instead of to keep the money , as school fees increases, the rent has to increase

Building a house is like parking money for future value. You can never recover the cost of a well furnished house in an average location in less than 10 years.

Instead of keeping 10m in 2020 for school fees of my children, let's say, in primary class. By 2025,Tinubu economy don depreciate that money. E no reach to pay up to university.

If you calculate the rent you paid in 2020 and check how many bags of cement the amount could buy. Compare it with the present increased rent and check the number of cement your current rent can buy, you may be surprised that you are even paying less

Extremely strenuous because I know if a case in Bariga that lasted over 18yrs, the landlady had to resort to self help to eject the tenants.

Thankfully my landlord didn’t build the house because e never chop.

He built it and allow tenant in because he doesn’t want the house to be empty and boring.

For an annual tenant, you do not increase arbitrarily and you must give 6 months notice. This is the position of the law.

When thentenant decides to enforce his legal r8ghts, people like you will complain he's suing his landlord.

@erniok, the six months for a yearly tenant applies to the time to give for a tenant to vacate location. Also, take note that if a tenant's tenure ends ahead of that, he/she pays for the extra months used as housing is not free.

I recommend OP either plans towards the new rent or works on relocating. However, it is better to do your house shopping early as housing prices have increased everywhere.

If you cannot pay the rent, find a cheaper apartment or buy land and build your house.

Well, look at your rental contract /agreement. If it is stated there that it can be increased without any prior notice, then you just have to follow through

Update : 2 years and 6 months ( If that’s what you mean by 2.6month) is enough to issue a notice of increment. I think 2 years is even the benchmark. So bros, nor vex, try pay or better still, find somewhere else cheaper or dialogue with him
it's not 2yrs or 2yrs 6month,
te law says rent increase should be after 3yrs
i.e if U paid January 2026, Ur next rent increase should be end of 2029
