Now I want to ask you guys, who do you think the owner of this property is targeting as tenants?
1. The students

3. The families and artisan and labor workers
Or The pressers and scammers who are predominantly in number 1 and somehow in number 2 and I can't say of number 3.

Aside the fact that some students are "Agba pickers" as you described them, Higher institutions will always have students year in, year out. It is almost an endless stream, so why not place your investment strategically and milk it?

To build any structure in Nigeria is not a joke.You know the prices of building materials.The house is well built and with clear mission in the mind of the owner.The landlord will soon be smiling while critics will be busy with what they know how to do very well.

Honestly, I think your conclusion may be too narrow.

At ₦650k starting for a 1-bedroom in Igbesa, that price already filters out a large chunk of regular students, apprentices, and low-income casual workers — especially when you add agency fees, caution fees, service charges, and utility setup. Many average students in places around Igbesa are usually still sharing cheaper apartments, hostels, or staying in face-me-I-face-you buildings.

The 30% Chinese casual workers you mentioned are also less likely to be the core target because many of them are often housed by their employers or prefer cheaper shared accommodation close to work sites.

That leaves a more realistic target market:

students from wealthy homes

young working-class “ballers” (both legit and otherwise)

middle-level staff working around Agbara Industrial Estate / nearby factories

small business owners

young couples/families who want newer apartments and can stretch their budget for comfort/status


And this is where reality gets interesting: landlords rarely build with morality tests in mind — they build for whoever can consistently pay rent.

If a student legitimately has parents funding them, they qualify.
If a factory worker earns enough and wants a better apartment, they qualify.
If a yahoo boy shows up with complete payment upfront, many landlords unfortunately won’t ask too many questions either.

So I’d say the owner is most likely targeting anyone in that upper-income minority within Igbesa/Agbara who values newer housing and can afford it, not strictly “Yahoo boys.”

And yes, it may still get filled before July — Nigeria has a way of surprising people with hidden money pockets. But assuming 90% must be fraudsters might be oversimplifying a broader housing demand issue: decent housing is scarce, and people who can pay for comfort will always show up.

The family of artisans usually go for either a room or a room and parlour. That is their mindset. This is peculiar to Yoruba artisans. I dont know about other tribes.

Hmmm.... Normally I love writing especially societal issues. My current work has given me time and space to put out my thinking in writing.
As for the rent thing, I know they're very expensive, I just want to know the targeted tenants such landlords intends having.
Knowing full well the area is a slightly open area and can't be compare with main cities.

This is more like students lodge and the rent is still fair considering what’s paid down here in the east.

In Ifite, Unizik, new lodges are going for 700 to 800k starting payment, I mean a room self contain.

Thanks for your honest analysis, I am wowed. I agree I overstretched with the 90% of Yahoo boys things. But you and I know Igbesa is not fill with majority of the classes you put up there. And sorry about the Chinese workers thing, I meant to say Nigerians working in the companies nearby owned by the Chinese. That from the ones I know here can't afford that.
I know landlords don't care who and who rents their house anymore, provided you can pay.
So I will still say, majority of Yahoo guys who are students will still own the place. That's where I stay and I know them very well.

i get, no place is spared now, every livable town now rent are high my guy who still reside in osun state told me how much he pays for rent i was shocked because when we were schooling there together then rent was damm cheap. the economy realities are changing things nationwide

Oh, just relocated to Igbesa last week while checking around for vacant accommodation, I saw that apartment in my mind I was like who’s going to rent this apartment in this neighborhood, the person Z I went with said in the next two months there won’t be any vacant space there. I’m very sure only yahoo boys will rent that hostel

Lolz! I'm not talking about the landlords, they already know having a property near a higher institution is an oil well. I'm just imagining who they think or have in mind that can afford them. You and I know and average student can't afford that.

Lolz! You don't know what you're talking about. In Igbesa where I stay is what you think that cost is average.
Nigerians working for the Chinese companies here, it's not more than two days ago I heard the ten rooms face me and face you house that's opposite where I work and stay is rented by one of the Chinese company where some of their workers stay.
The bizarre thing that got me weak is when they start telling me they're living 4 per room. I was gobsmack and at the same time not surprised, cus I see many of them outside till 11pm trying to catch fresh air bcus of how parked they're in a room.
Then the apartments in and around my area where mostly students live. I can tell you for a fact that majority of the students are Yahoo guys and they don't hide it at all, infact it's bcus of most of them I made this post. The normal average students that lives in such apartments do so by collaborating with 3 or 4 guys in an apartment.
So apart from these group of people, is it now family men and women, and artisans who are struggling to fend for themselves that will pay for such apartment.

Guy I am talking of Igbesa in Ogun state that just opened some few years ago, not Lagos Island or mainland.
