To build any structure in Nigeria is not a joke.You know the prices of building materials.The house is well built and with clear mission in the mind of the owner.The landlord will soon be smiling while critics will be busy with what they know how to do very well.

Nobody is disputing all what you said here, afterall the landlord put in money to make money. We're talking about his targeted tenants, cus the place is majorly of students, Nigerians working inside Chinese company and artisans. Can these set of people afford the rent is what we're asking?

Yes you may not find it attractive cus you only saw the outside, if I should show you the inside you will like it. Anyways it's for students and we are deliberating if an average students can afford the 650k rent

Yes it is true that it 8s on the high side that rent figure but go to Abule Oja, Community Road and areas in and around Unilag and go see the Rents for students Hostels. Same for houses in and around Lasu.

When a tenant leaves , you think it's hundred grand that will renovate that apartment?

Guy, both tenants and landlords are feeling the pain deeply. The evil house agents, What's govt doing about them? Yet Who do you blame?

Do you know there's several tax incentives that gets to govt agencies when even cement gets as high as 16k per bag? Who is the real enemy?

You should have a good and descent targeted audience/tenants that can make you get your ROI. You can't build such an edifice with costly money on average working class area and students area and expect them to pay such amount. Ogun state is not Lagos State o in terms of development

Come down to villages in delta and price this type of house, you will shudder. A friend of mine just come down from Gusau Zamfara, if you hear the situation, you go know say Ogun state na paradise

What and what or which things make rent prices to be high and low?

Cost of building materials and the area where the property is located. For example, Landlord A buys a plot of land in a location for 40million naira. Landlord B buys a plot of land in another location for 3million naira. Let's assume that cost of building materials is same in both locations. Whose property do you think would have a higher cost of rent?

So Igbesa is this expensive?

Its for students..you make your money quickly
