I’ve noticed many prospective homeowners and "Landlords-to-be" asking the same question every day: "How much will it cost to build a 3-bedroom bungalow in Nigeria right now?"

With the way cement and rod prices are fluctuating, it’s hard to get a straight answer. Some contractors will tell you ₦40M because they want to "chop" your money, while others will give you a lowball quote of ₦10M just to get the job, only for them to start asking for more money once they reach the lintel level.

From my recent research and current market trends, a standard 2-to-3 bedroom bungalow (roughly 120m² - 150m²) on a strip foundation is currently sitting between ₦15 Million and ₦30 Million for a standard finish. Of course, this changes if you are building in a swampy area (pile foundation) or using luxury Italian tiles.

I recently found a very useful tool that helps you calculate these costs based on your specific location and building type. It even lets you choose if you want the price for "Carcass only" or "Total Finishing."

I do not understand how people get this N15m - N30m to build a house. Let us assume it is half a plot minus land.

You need to dig for foundation, then buy blocks, cement, rods and labour...if unlucky you may need to sandfill ...for a 3 bedroom ensuite, that will easily cost N3m -N4m

Then the Building ...Blocks, Cement and Labour plus Rods will set you back almost N8m - N10m

Then you have Woods and Roofing...unless you are using low cost aluminum sheets....else, be ready to spend another N5m - N7m.

Then your plastering and wall smoothening...and tiles will easily set you back another N4m - N5m

You need to do fixtures, kitchen cabinets, bedroom wardrobes and accessories...will easily set you back another N3m - N5m

Then you dig soakaways, and do iron for tanks, gates and that will set you back another N1.5m - N2m

Then Exterior Doors and Interior Doors -- should set you back another N1.5m - N2m

Let us talking Electrical Work and Plumbing ...Set aside another N4m - N5m

Painting ...good paints and labour - N2m - N3m

Forgot the Aluminum windows, railings lol ...another N2m - N3m

Let us talk about POP - Just add another N3m - N5m for Labour and Materials

So when we are all said and done, expect about N37m - N52m to build a BUNGALOW. I am not sure how people are getting N15m.

People put a lot of unnecessary things in buildings to show off.....eg , water heater in kitchen and bathroom, in a country where we dont have 8 hours electricity per day.....If you cut a lot of unnecessary items, you will save a lot of money......another moneypit is parapet and pop ceiling.....

I do not build with water heater, but I like my parapet and POP. Even if you remove that, you cannot complete a bungalow well built for N15m. I have no idea where people are getting this estimate. Cement is now N12,000 per bag hmmm

This is a BUDGET estimate and it is still around N35m without cost of land. I dont know where people are getting N15m for...I did the breakdown.

We often overlook some vital factors in building construction, such as the building size, type of foundation, level of finishing, quality of materials, location, and many other details. That is why my 2–3 bedroom house may be completely different from your own 2–3 bedroom house. Because of these factors, the construction costs will also differ.

If someone can show me a completed out and the breakdown and how they spent N15m, I will believe you...even the tiles I am working on right now, I know how much I am paying for tiles and workmanship.
