Thats a good move, mean while Iranian president has declared that interaction with their current supreme leader is very difficult. Nigerian Iranians, how far ?, is he now a cardboard supreme leader ?

marlow1962:When I wanted to rent out my new apartment block in Owerri, an agent asked me to increase the rent more than the original price I wanted to rent it. I eventually discovered he did that so the agent fee he'll collect from any tenant he brings will also be higher. I was shocked. I didn't agree to, though |

This should be a law by the Nigerian Senate. No Rental increment should exceed 25% of the present Annual Rent. And no Tenant's Rent should be increased in less than 4 years, after the last Increment, and except by a proof in Court of Competent Jurisdiction of Criminal Act by the Tenant, no Landlord has the Right to give undue and unfair Quit Notice to a Tenant less than 8 years of Tenancy, or the Landlord has to refund 2 full years of Rent to the Tenant. Enough is Enough. |

They can pass all the law they want it wouldn't change a damn thing! Prices of building materials hike everyday. In some areas landlord must pay some kinda extortionate levy to the community boys or shall i call them jobless thugs before fixing, renovating or building their house. Some tenants ruin our properties without any care. However, what i do not like are agents, agents are the problem for tenants even for us too, to buy a piece of land agents would hike the price on top of the original price. |

TheStoriesOfMan:I wish it is so here, i really wish. Yes, here in Anambra i had to pay 150k to community boys before i could re roof one of my properties. If you refuse to pay they would demolish the roof or any repair or renovations you did without paying. Believe it or not i had to pay, buy drinks, give lots of other bribes just to renovate or repair my house. Police don't care, the law protects these thugs they come with guns, sticks beats and harrased my bricklayers and roofers, seize their tools and threatned to beat me too .. ![]() To begin a foundation/build on a new plot of land they are demanding 2'million naira. 2 million before i can start to build on a new land not including all the other bribes. |
| Re: Abia Assembly Passes Law To Protect Tenants From Landlords, House Agents by TheStoriesOfMan: 8:23am On Aug 06 |
LordLicifer:Hold on. Is it a bought land or an inherited one? If it is bought,I can understand. You should have seen the community chairman, bought drinks then pay small levies, you wouldn't have spent up to 150k. Even roofing level, just call the touts, buy one crate of mmanya then drop 30k for chairman. Case closed! If it is inheritance, carry them to native court. They have no right to tax you of your inheritance. I dealt with them when they wanted to tax me on my inherited land. I threatened them that I will report to the gods if the try nonsense with me. Them think say because I be ajebota I go fear them. |

I know someone who just rented a house, he told me the landlord collected both agent, commission and caution fee by himself altogether. Landlords and Agents are the same thing only that the landlord stays behind the scenes while he gives the agents commands on what to do. ruggedtimi: |

Commendable however, some wicked tenants with support of some Lawyers who will be giving them confidence may take advantage of good, easygoing landlords, adding manipulative tendencies to it. |

Lagos will rather enact a law that will allow them collect their own share from the dubious extortion and the law that will allow them demolish and confiscate the properties of non indigents. |

Originalsly:Thank you ooh...i have been reading comments of bunch of emotional people who don't think objectively untili read yours. It is either the story is poorly written as many others or the so called law is poorly written by people eith zero knowledge of law who happened to be elected as lawmakers as you have pointed out. I just tire for the educated-illiterates in this country or on this nairaland. Except the government becomes agents and landlords there cannot be any law to regulate housing price that's government rent the house from landords and re-rent out to people. As long as government cannot tell people how much to sell their goods and sevices in the capitalism we practice then they cannot tell landlords how much to rent their houses out. People like China as it is but don't want communism and china could not have been as it is without communism system of government. Capitalism is anchored on exploitation or maximising of profit by individuals. For example, a government agency freeze account of a state government clearly stealing money to campaign and everyone is shouting but in China a fire burnt a company and the owner was arrested and detained without any back and forth trial can that happen here in Nigeria? |

mrcrabs:It is how it is, even thise govament passing laws they charge us all kinds of fees, one levy after another, it doesn't matter if the house is old, they still needs to be kept upgraded, without renovations or refurbisments the houses would dilapidate. You are seen it from a wrong point, what about a plot of land that was 500k in 2024 but now is selling for 2.5 million? The same plot of land. Or the land that was 2million in 2022 but now is seling for 6milllon naira, the same bloody land! We landlorlds must buy these lands at these high prices, pay all the extortionate levies before even start building. As i said, agents are the problem, agents make more money than us landlords. Again, i repeat, some tenants ruin properties, owes huge rent and just up and leave one day without paying, some would drag us through the courts unercerssarily rather than just pack up and leave. |

psalmsjob:Not really ... they can control pricing to a certain extent. There are rent control laws ... which do not control how much you charge the tenant to move in ... but once in ... the regulation kicks in ... as in when the let's say one year lease is up and the tenant wants to renew the lease... the rent control board may have a cap on rent increase ... like 5% for one year renewal .... or 7% for two year renewal. In effect ... the kandlord cannot raise the rent more than that or he can be taken to court for charging exorbitant rent . Let's say the tenant was laying N1M ... the one year renewal he will not pay more than N1M 50K. Should the tenant not renew the lease .. moves out... then tells his workmate he moved and his flat is vacant ... the landlord can now fix rent at N2M or whatever he wants and it will be perfectly legal.... Athe courts have no way in that. If it's exorbitant... he just wouldn't find tenants . |

The best thing for the government to do is to create a platform (online website etc).. where landlords and tenants can meet themselves, bypassing the middle man. |
