Most Buyers do not know the Status of the Land they want to buy, the Documents the alleged land owns, the Genuineness of the assumed Land owner or Owners and the Position of the Law with regards the peaceful transfer of Land from one Person to another.

This would require a premium service to validate true ownership of the land by going to the land personally, meet the owners physically, investigate and scrutinize every aspect and facet of the land in question and may take days or weeks in some situations. I would have to determine who is eligible for this Service so as to avoid time wasters and people that are not really interested in purchasing lands but are on a fact finding mission.

2. For those that want to buy Lands that are being marketed by Real Estate Developers, you can send me a copy of the contract of sale to analyse for you for free only but because of the inner intricacies involved in buying into an Estate, this would require a premium service and i would determine those that are eligible for this servicee.

I will start off with this Search done early this month requested by a Nairalander who intended to buy a plot of land at Ifako Gbagada. We asked him to get us any document from the Seller to show ownership of the land and the Sellers where so confident that their land was okay and sent him a copy of the perimeter survey of the land which has been attached below. When we went to the site to take the coordinates directly on the ground and compared it with what was given to us on the survey plan, the report showed that the whole area falls under the MENDE ACQUISITION. Meaning the Government has acquired the whole area for its Mende Project and the land does not belong to the purported seller. Anybody buying this land will face alot of problems at the Land Registry to perfect their documents. Instantly we advised the Nairalander to stop the transaction and look for another one.

A Nairalander 3 weeks ago requested a search on a Governor's Consent which on a normal day is a very sure land to buy because it has been registered at the Land Registry but due to past experiences, i have seen how Governor's consents have been manipulated to deceive a prospective buyer. We decided to do a search at the land registry and our search showed that the Governor's consent which has been attached below was properly registered but i wasn't convinced especially as it deals with lands in Ajah. When we did a survey search to confirm the authenticity of the Survey plan in the Consent, our search report showed that the land was located in Orile Ibamo Village Badore and the land falls under LEKKI ACQUISITION hence the land isn't free from Government Acquisition.

When the seller heard the result, he wanted to die because he bought 8 plots in that place and the surveyor he hired to do the survey plan deceived him by drafting a survey plan that did not correspond with the reality on the ground to show that it was a bad land. He deliberately falsified the Survey plans to show that the land wasn't under government acquisition so that unsuspecting buyers would not notice it.The Seller was even encouraged to do the consent for the 8 plots and he spent Millions to perfect a fake and false Governor's Consent. We felt sorry for him and wished we could do something to remedy this scam but we had to warn the Nairalander not to buy the land and stop the transaction immediately.

thank you for the information, but i bought a land in enugu state, it is a communal land shared among the villagers with a certificate of allocation , so i bought from a member of that village and he issued me the certificate of allocation to that land showing that he is the rightful owner to that land, so i was directed to the general surveyor who surveyed all the lands for the whole community to then provide me the exact survey plan to my land, getting there, he asked me of the certificate of allocation, so i presented it to him, he then checked on the master plan he is having there in his office and then confirmed the name of the villager on the certificate with the master plan and allocation file in his office and said i bought a genuine land, then i can now pay him for the surveying plan to my land and after 3 days, i should come back and take it from there and i can then proceed to the community lawyer to write me a lease deed to my land, then with the lease i can then go to the ministry of lands to get my c of o, so i am asking is that a normal process to follow? please enlighten me more

Everything looks okay up to the part of the community lawyer drafting you a deed of lease. Why a deed of lease and not a deed of assignment? A lease has a termination date and i don't know how long that lease will last before it reverts back to the Villager you bought it from. Please try and clarify this all important issue.

My grand mother was a victim of this exact thing in Warri when she bought a land back then but was given a lease of 33 years in the deed of lease. She did not see anything wrong with it but after 33 years the original owners through their descendants approached my mom and her sisters to fight for the land to be reverted back to them despite the huge mansion that was erected on it. Today they are demanding for over N 100 Million for that land since the lease has expired and it's causing a lot of furor and bad blood among all parties especially my extended family leaving in fear of that dreaded Lease agreement. So please make sure you check that issue out before it destroys you in future.

@ lawyer, thank you so much for the clarification, but i i think the lease assignment termination date is based on your agreement with your landlord and what is written on the agreement signed by him on the day he sold the land to me? the agreement is well known to me that the termination date of the land is 99 years which is still the normal way it is been done in Nigeria through the land act..what do you have to say on this?

Yes every lease has a termination period that must be renewed when the time comes whether it's 3 years or 99 years. Also the link you sent me is not linking to any specific property.

Ok, but what I mean is if someone buys land to build house or farming and not on lease condition, is he bound to forfeit it to whom within a specific time by law?
