Good day,

We're planning to construct the first floor of a building. So, we asked for quote that will take us from the decking to roof (decking already constructed). It is a single 4-bedroom apartment and we got the quotes below.

Total number of blocks estimated: 3000
Bricklayer's labour bill for setting block up to roofing level (his exact words): N450,000
Carpenter's workmanship: N65,000
Iron bender workmanship: N75,000

Other information:
1. There are 2 staircases in the plan. We expect the construction of the stairs to be included in the quotes. Do you think they've included these costs?
2. There are 20 pillars in the plan.
3. Site is in Ibafo, Ogun State

I'd like to hear from the experienced people on this forum before we talk to the workmen because right now, I'm alarmed, to say the least.

1. Will this revised cost take care of the staircases?
2. In some earlier threads, it was mentioned that a budget of about N50 should be estimated per block. By today's standards, is that no longer a valid estimate?

The charges for raised floor is usually slightly different and doesn't follow the N50 per block rule, but even at that for what you have described I think 450K for Mason is still on the High side.

You can review posts from Spyder880 for a rough idea of what to expect. I think except you are contracting it out N250k max should be sufficient for Mason charges.

The labour charges varies depending on the location but considering the 3000 block quote then I think the 450k is on the high side. I think 250k for mason,45k for iron bender and 50k for carpenter thanks

Just doing something similar now but mine is from German floor to lintel.

3000 blocks paying mason plus their labour 45 naira per block and that covers even all the broken pieces. I negotiated that much because of the potential for broken pieces.

Iron bender - I am in the process of negotiating with my iron bender . He takes 3500 per day and says the entire project will take him about 3 to 4 days. So I am aiming at negotiating at between 12k and 17k max. Will let you know what I paid eventually.

A good way of doing it is asking them their day rate ( which must fall between 3000 and 4000) and ask them how long it will take them to do. On that basis you can come up with a contract price which has to be less than the daily rate. Hope it goes well for you.

this is the major problem with the building industry today, you are so worried about what you will spend instead of seeking for someone that will actually get the job done 99% okay. A house is not a smartphone or a car where a mistake is expendible, this is a lifetime commodity that even your grandchildren supposed to live in too so why not just spend the money now instead of later using in future maintainance. Call your engineer and have a chat with him on how u can cut vost instead of listening to that fool telling u 300k will fo the mason job when he hasn't even seen the site. Site conditions varies on different projects.
