Well, another option that could be explored is the Build, Operate and Transfer partnership with the preferred Higher institution. You can approach the school for land to build the hostel on. The arrangement could be that you get allocated the land for free and then build with your funds. after an agreed period of time (say like 15-25 years), the ownership and control of the hostel reverts to the school. I am aware that lots of Federal Universities enter into this sort of arrangement and are very open to more of such.

Secondly, for investors resident in Lagos, they should beam their searchlight on the Federal University of Agriculture, Abeokuta. The school has an extremely limited number of on-campus accommodation for its students. Hence, there is a huge demand for off-campus accommodation. Also, supervision in this area is easier due to its proximity to Lagos. Besides, cost of building materials here is cheaper due to abundant stones and sand in the surrounding quarries as well as cheaper cement from the Dangote and Lafarge Cement factories.

Well, I know this because I have been involved in similar projects in the area.

I have always thought in investing in this direction. The disadvantages are greater than building living apartments for the working class;


1. Wear and tear will happen faster on this type of building than others. This is because of the type of tenants. They might draw on and disfigure your walls and facilities.

2. They are always behind in their rent and know how to avoid the landlord or Court processes.

20pounds I agree with you my main concern with investing in student accommodation is collecting the rent. The thought of leaving my day job to go and case students + cult member around is not appealing . The only thing I can think of is to build high end self contained apartments and rent it only to ladies. What do you guys think?

Very true. In Obafemi Awolowo University, there is a BOT arrangement between some private developers and the school management to build student hostels. I tell you, not a single room has been built for male students. All the rooms in the various complexes are for female students.

This is so profitable that even the Anglican diocese of Ife had to invest in this by building a female students hostel complex. 60K per bed (as at 2012), 2 beds in a room, about 30 rooms in all. There are about 8 different hostels with the least charging 100k per room.

The irony of everything is that most of these hostels are fully subscribed to before even completion. smiley wink

Have you ever gone to collect rent from cultists before? have you considered that since the school has infrastructural deficit like you alleged, they may still be in their temporary site, what becomes of your building when the students move?
The schools gradually make up for this infrastructure gap by building their own hostels, you may take a trip to NAU and ESUT for more feasibility studies, all that glitters is not gold.

I have invested in similar projects for Unilorin Students and planning more, so am very interested if you can really deliver on the kind of prices you are quoting. I mean, land alone close to most schools could cost close to that!

That'S true, an average price of a room in my school (lautech) is 50k and there are hostels like 115k also, each hostel has about 20rooms and there is one with 124 rooms at d price of 70k

Please whats the name of the hostel that charge 115k and can we have a look at pictures of the building

A lot has been said about the issues average Nigerian undergraduates have in getting decent accommodation in or around the campus.
I and friend thought about it, and came up with a way we believe that helps manage the situation.
