I want to start building my house in Aba by April and the Architect has just submitted this quotation of N850,000 for labour. I'm a junior bank worker..so no much time to supervise.

I am looking for another builder to give me another qoute so I can compare.

Meanwhile I need your opinion my people. Is this quote below fair enough?

I want to be buying the materials myself - is this a smart move?

Any other advise on pros and cons or pitfalls to look out for as I embark on this journey will be greatly appreciated.

Ok thanks but what is that 'out set to DPC" and "DPC to levelling"?

I thought DPC is that level of concrete above window and doors. And after that 2 more blocks above.

DPC means damp proof course level, its the level of the final coursework before backfilling, hardcoring, dam proofing( if its a moisture prone site), then finally oversite concrete (popurlarly called german floor). Besides that anteroom is gonna be a mess cos the window to the wc\shower isn't proper

I guess the op is confused on the first 2 levels though

dat is extremely cheap compared to other places like lagos and so on where you be looking at up to 8m to do this project.

I have asked the builder if he can get me a cost estimate for materials at the different stages as in the labour cost shown.

He said I will pay for it. Shouldn't a material cost come withe plan?

I had a similar project @ hand and d total labour cost is 400k

Ok it is a bit too much. But the best way to avoid been ripoff is to do-it-yasef or manage the project ursef. I did eventually and learnt alot

how do you do this if you dont have previous experience. or do you think a novice can just hire bricklayers and start a building

i was badly scammed until i started doing it mysef then i knew de difference or better.

after sacking the guy almost halfway through the build he still kept calling me because he had it soooooo good.

All the experience i had or learnt was just looking at the guys doing it. and believe me it is not rocket science.
