This thread is to keep a record of the progress of my first building project.

4&5-Sep-12: I was told about a land in Ejigbo, Lagos. A single plot going for 5.5million in an area where land goes for nothing less than 7million. Sceptical, I went to sight the property.
It was a standard plot which existed as part of 2 plots and fenced as such. The owner is a business man that lives at Otta.
There is no title on the land and all the owner has is a receipt from the 'Omo-onile' and a survey plan of the two plots.
The survey has two stamps on it: "Plan falls within Govt. Acquisition/Revocation" and "Surveyed with the consent of the Surveyor General". The whole area, I later gathered suffer the same fate. However, upon checking at Alausa, I was made to understand that the land has not been committed and ratified.

I had no experience with respect to purchasing land. None at all! But my instinct says go ahead.

6-Sep-12: Contacted my lawyer and he asked the agent for the receipt on the land, the name of the family that sold the land, what motive is there for selling etc. He needed the info to draft the Deed of Assignment. Agent promised to get back in 2 days (working) with the necessary info. My intention is to perfect the documents on the land asap.
'Les I forget, the agent mentioned that I will have to pay homage to the 'King' of Ejigbo with @least N500k personally. So, effectively, the land cost 6m. smiley

8-Sep-12: Contacted my architect to check out the site in view of constructing a duplex with two 3 bedroom flats extension behind. The duplex will have 3 bedroom on the upper floor and a family living room too. On the lower floor, the main lounge, the reception, the dinning area, kitchen, maid room, study and the visitor's room. Awaiting the sketch. Awaiting the draft sketch.

I am sorry for not updating this thread... It totally skipped my mind.
The land is acquired, red copy of survey ready and CofO is pretty much in progress, but kinda delayed due to some expected Lagos State bureaucracy!
I started with work on the land anyways... I needed to - though I know I will get fined for constructing before getting building approval sad

OK... I will have to rush through the progress so far... The pictures are not the best of qualities unfortunately but here we go...

The foundation was a bit expensive. 3 layers of blocks from the foundation bedding to the surface then the casting. Another 3 layers of blocks from the surface plus another casting.
The foundation needed to be high because there is a potential for the road to be raised above the current level of the compound and the last thing we want is water flowing into the compound from the street! In truth, I was only going by the advice of my neighbors.

Well, the foundation was a bit above budget though, costing a whooping =N=4 million. Wait! Before you judge me, I need say that the foundation covers about 380 sq.meter. I have included the plan as well so you have an idea of what I am working on (not the actual archy plan though... thought this would be nicer grin).

The German floor was completed in March amidst a lot of rain. Anyhow, nothing was done in April and work resumed in June.
I wish I could state the reason for not doing anything in April was to strengthen the foundation, but that would be a lie.
I needed time to raise money to get the next phase started... raising up to Decking level... Estimated at 2.3million...

By the way, I need to do something about the grasses growing around the compound. I was advised to fill the compound now, but I am yet to construct the septic system and the security house... What to do, what to do!!!

Now, the lintel is all done... raising the next 2 block levels is already on the way.

I had a 'realistic' target of December 2015 as completion date. That is no longer the case because the whole of 2014 was eventful with no work done on site.
Work however resumed in April, 2015 with the decking work.

From my last update, I managed to complete the septic tank and soakaway. Did some filling (incomplete).

The whole of April was used in getting the decking done.

16mm used for the beams and secret beams while 12mm used for the mats. A total of 4.5 tons of 12mm + 1.5 tons of 16mm used.
267 bags of cements, 6 trailers (180 tons) of granite (less 10 tons) and 120 tons of sand used for the 6 inchs casting.

I can see 3 bedrooms flats on one side and don't know what others are. Please give details, so we can follow you thoroughly.

Thanks. Yes, it's been a while. Was involved in other 'critical projects' and had to sacrifice something for something.

A duplex, 1 storey building in front with guest lounge, ensuite guest room, visitor's toilet, dining room, living room, pantry and kitchen on the lower floor. A family living room, 1 ensuite master bedroom, 2 ensuite bedrooms and an office on the upper floor.

Adjoining the duplex is a 3 bedroom flat on both the ground floor and upper floor.

The design is with the intention of having a two 3 bedroom flats connected wall to wall to a 4 bedroom duplex.

I will have a plan uploaded when opportuned

Based on the structural drawing, below is the list of materials used:

1.5 tons of 16mm iron rods
3.0 tons of 12mm iron rods + extra 12 pieces
1.5 tons of 10mm iron rods
6 trailers (10 tyres) of sharp sand
4 trailers (10 tyres) of granite (true 30 tons)
265 bags of cements

In total, I spent #2,782,250

Off course, I didn't include #400,000 omo onile's money and #40,000 cost of feeding the decking labourers...
