Help Needed From The House - Lawyer and Opinion Requested

There is land in Iyana Agbala, Ibadan that I am very interested. The land has no C of O or conveyance. There was a dispute on the land but there was recently a court judgement awarding the land to family that I want to buy from. Only a few plots remain. Some have finished duplexes and bungalows and a few foundations have been laid.

My in-laws based in Ibadan say I should go for it. They've spoken to a few elders in the immediate area and they've confirmed the man is the rightful owner.

My family back home and my Uncle based in Lagos (engineer) say I shouldn't.

The lawyer I was to use for any transaction is AWOL (missing).

Does anyone have the contact info for a reputable lawyer in Ibadan?

I really want this land. It's the best site I've seen so far and the price is right.

Also, with the information above, what would you do? Expecting your responses.

QC-1 was a massive mistake on your part! You under-estimated the challenge of that Soil (and there was no Soil-test to guide you!) but l am sure everyone has learned from that fiasco. I have also spoken on it in detail, in previous posts.

Going forward, always do due diligence on your work.
FOUNDATIONS are not "repairable in the real sense of it, you can only patch it! DONT SKIRT ON IT
Always remember what the Bible said about "A house build on SOLID foundation, .....and otherwise"! undecided
LEARN from what Spyder did, on his Port Harcourt build's foundation (That #8.8Million Mansion).


Be yourself, get better, impress your Clients by going the extra-mile and let the haters continue in their childish rant.

Spyder880 you may need to re-visit this project to carry out further inspection of the guttering as there may be unpleasant consequences long term going by the method adopted. How?

Guttering has been part of the building code in the western world for a long time but trickling down to Nigeria only recently. The purpose of roof guttering is not to protect the foundation of the building as some as posted. In fact guttering has no connection to the building foundation. However if not properly done or not maintained, this can pose serious structural problem to the building which may include the foundation.

So what is the purpose of guttering in buildings? In Europe, the purpose of guttering is strictly about economics of cost. In some parts of Europe including the UK and Germany, the water utility company will invoice you both for the water supplied into your building and invoice you for the water going away from your building into the sewer. So the size of your roof is a function of the quantity of water going into the drains when it rains. Guttering is a means of collecting that body of water for invoicing in time past. So folks protested and by way of circumventing this invoice, they now used guttering to channel the rain water into containers for use in gardening and not the drains to save up on sewage bills.

Another reason for guttering is the roof design. Look at Pix A and B below. You will notice the eave is almost non-existent. Unlike in Nigeria where you could take shelter under a roof when its raining, in the UK rain go beat you die. So guttering is to keep water away from the walls which may cause serious damp and to keep your rain water away from your neighbour's.

Guttering can easily be blocked by leaves and ferns. If this happens and it goes uncleared this may have serious consequences like damp walls, rotten roof timber, pop, ceiling as the water will find a way into the building. Guttering should be maintained regularly i.e cleared before the rains in Nigeria. Again you may suffer these consequences if the guttering is not properly done. See pix C and D below and Spyder880 build ealier. From the pix C and D you could see what is to come if that guttering is not revisited: damp walls and defaced paint work at the minimum. This may also be applicable to Spyder880 Owerri build.

Now the question is do we need guttering in Nigeria? The answer is NO as our eaves are of long and wide span so there is little danger of rain water pouring on the walls but with the recent incursion of parapet into our building design, our eaves are getting thinner and short just like in the UK, so there may be need for a properly done and well maintained guttering.

COrrect, now I like to talk about just teh gutter, that building definately needs the gutter cos the clearance of the roof ending to the building is next to nothing same as this Pic of my roof here .cos the rain water would just flow 2wards the body of the building right?
Now I am forced to agree. These are better reasons for me to have a roof gutter and not those ones about protecting a foundation that is always literally in water.

Firstly, I have to apologise for my poor sketch of this window protector, I was doing this standing up in a site. I hope you will see the simple point am trying to make.

The safety question could be solved if I place the hook of this protector high up where intruders cannot unhook it from the outside, as their hand will be too short to reach it. A tighter spaced protector is advisable here so no wrist can enter, especially on the swing opening side.

This can work if we have a half that is openable, with hinges to swing the half. There will be hooked rods dropped to anchor the protector to the wall so as to make for an easy exit in the event of emergency .

I also agree that this should not be on all windows, as someone had suggested, but on agreed windows where the family Can gather if the need so arise.

So it safe to say that if you are going to do those fancy parapets on your build its a MUST TO HAVE THESE GUTTERS to keep the facelook of you build.
On a 2nd note, if you have a different roofing design ie you roof has a clearance of say 1m from the external walls.Would the gutter serve same purpose? or rather beautification?

There is this particular parapet I did which I think should not have needed roof gutters, but the owner insisted.
