Roof gutter to channel water for inside ocean? No! You've been there before you should know the problem is not water seeping from ground but lack of drainage to direct the water to.
This explains the reason why so many big structure on that road are unoccupied and are advertised for sale without buyer for years.

Once the road gets filled up, the water backflow into the plots and continue to rise . The worse part is the new Ologolo road which divide the main Ologolo road into 2. This means unless there's serious intervention, those areas will continue to experience serious water issue until they do drainage to link up the new road or connect to whitesand.

If you know that building then you'll know the Reserve. The reserve is not that far inside and no water issue for 2 years now (2014 - 2016).

And funny enough, both buildings are the same design. Just that one felt the design is not ok and decided to add more to it. Like making 4 to 6 or 7 and putting cantilevers on building that wasn't designed to have one from foundation.

Just like mavverick mentioned, the water actually seeps from the ground and I believe there is little or nothing that you can do about such. The drainage is an issue alright but the general water level of that area is high. This can easily be confirmed by looking at the level of water of wells in the area. Just like my mainland area, the water level of the wells in the area is often less than a metre (depending on the level of your filling) from ground level in the rainy season.

I've had a total water exclusion plan from the inception of my build in the bush.

Buried neatly behind the wall on both sides are 75mm drain pipes that connects to the compound perimeter drain.

You'll only know it rained but where the rainwater goes remains unknown.

If I don't install gutter on the garage apartment roof then the roof run off will damage the fence.

If I don't install gutter on the main house then the internal courtyard may get flooded during rain.

I don't know how ugly a$$ rain gutters improve the looks of a house grin

This is after St. Finbarr's coming from Unilag. To be precise, around the Kemist B/stop area (by the Total gas station). The area is not that close to the lagoon but for Akoka, Gbagada and other sorrounding areas,the soil bearing capacity is notoriously low. Before the town planning guys will even accept a building plan from you to consider for approval, it must be accompanied by a soil investigation report like they did in my case. I actually bought the property with the full knowledge that i would have to demolish the existing structure on it because it had "settled". The soil investigation report recommended "pile" and since i was looking at multilevel, the diameter was wider. I imagine a bungalow there will require piles with smaller diameter.

That community/moronfolu street axis also have same soil problem. I abandoned the option to purchase a value property there because children of the deceased owner permitted me to do a limited soil test. With the result, i could not see any economically viable options to own and hold the property.

Just like you mentioned, the soil bearing capacity of those areas are terrible and this includes the Maryland area. People always scream mainland but do not realise that the soil bearing capacity of the island is better than some of those on the mainland.

* The water exclusion strategy you are shouting about failed, water was simply seeping through from underneath, and it made little or no difference.
* You made a lot of mistakes with the building, too much to list here, it all started with the dodgy drawings, send me the structural drawings and lets see.
* No structural drawing, at least not one from a COREN registered civil engineer. Maybe one of your roadside architects or your small boy architect (Same guy who once told me I needed to go through him to speak to his architect grin).
* We had to make a lot of corrections to the foundation, too much to list (was this done out of spite or wickedness or being Evil)
* Who puts a toilet under a staircase with no provision for pipes, did you not think about the waste pipe and also the headroom or you expected people to poopoo inside a nylon and toss it into the Chateau bush ?
* Who has a living room that big without the necessary pillars at the right places (I bet this was not under your watch as you were in a cell when they did it).
* How could you do a foundation that is not straight, do you know the amount of corrections we had to make ?

We thank God for the state of the building today and the one next to it, but I HOPE THAT WHAT YOU HAVE PUT US THROUGH IN THAT BUILD, SOMEONE ELSE WILL PUT YOU THROUGH IT OR WORSE, IF NOT IT COULD BE YOUR RELATIVES !. Do you really think that you can get away with it ?


I am sure we will get a lot of excuses as usual, i will try not to reply but will create another thread for this build, me replying is simply diverting attention away from other matters.

Lastly, I have called them on site to ensure you do not gain entrance under any circumstances, if you do petrol could be poured on you as i would deem it that you want to steal materials (You have been warned).

Clearly the privacy of clients does not mean anything to you, is that a sign of someone who has completely given up on life or simply LOST IT ALL ?.




Which one are you.... Are you a builder or a client? A sub contractor or competition?

When you continue to rant like this, your case starts to lose its flavour.... Since you know one head of personnel in the ministry, why not simply report the matter and get it sorted out so that you don't appear to be a cry baby.

In my experience, it was daylight robbery oo.
He lied to me that the van was broken down, apparently it was being used to shift my materials. When God caught him, it wasn't funny that day oo.
So that is the reason why he always insists he buys materials, so he steals materials from my site and then goes to sell it to Mr Next as the materials needed. Timmy & Teddy, do you now see why your daddy is a regular for police cells ? As the guy take small self, you will be surprised he can fit into a travel box, you would think someone this small in statue can be such a big thief.

@ segcymoor, the roof is in Page 903. I've told told those who are too eager to go and wait for me there. It's just about 600 pages away. Yes, I know they want to see what they have never seen before so I can understand why it can become an issue that a house that is under construction is not yet roofed.

Off-site construction ongoing in one of the largest steel construction company in Oshodi, Lagos. I'll be visiting tomorrow. Maybe I'll bring some pics.

No be buy pako, fa pako kind of roof bro.

This reminds me i have finished using the last page of my 2D exercise book, i need to look for baba agbaya to get a correct one because he is the only one that has the patent from the first page to the last page because i learnt there is a lot of fakes been sold at Bosuen avenue.

That area had a recommended depth of 24m pile. I can show you the test result for community road.

I've done a foundation there before. Also, the Omo Onile in that area are first class.


@ onokwu,

I wonder why that area even with the low rental value. Is it the occupancy rate that is attracting property developer there?

3 bed is still less than 1 million.

The place i tested had a recommended pile depth of 26 meters. This meant i had to use steel casing for the pile as the report specifically said that good old rods encircled with Bagco super sack won't do. PVC casing was also discouraged. I am sure you know the cost implication of those steel cases. How did you achieve your pile to that depth?

3 bed is about N1 million now. At least thats what mine attracts. Demand in that area drives the investment. Half of the tenants in my Akoka multidwell are Lekki/Ajah returnees with main reason for "porting" back to mainland being easier traffic and better value for a N1 million rent house.
