To the glory of God, am moving in to my house today. The house has been completed to level at which I can boldly call myself a landlord. I followed some trends on this platform that really helped me, and to tell u that its not always has speculated in some quarters that it costs exorbitantly to build a house, no it is not. Although the location of the site determine the costs of materials and workmanship, but thorough supervision without wastages would surely safe cost. This 3bedroom flat cost almost 5million naira together with cost of land, approval and german floor. External work like fence, flooring/interlock, external decorations are the work left to be done to make it a fully completed 3bedroom flat.

All glory belongs to GOD ALMIGHTY.

To wailing wailers, the last pix was b4 plastering and its d side view and not back. The land cost 350K located in Oyo city. The costs up to this level is not up to 5million. I didn't hold any political or office designation to warrant fear of EFCC. This is to encourage individuals that you can build with little income

You are spot on EgunMogaji, the 3 unit , 3 bed room flat l completed recently in lagos, as at the last count, l spend over 27 million Naira on the 3 unit project, that is what l was able to document because l was not able to keep track of all my expenses, each 3 bedroom unit en-suit cost me over 9 million Niara each, initially l thought it was less but my Uncle who is a Chartered accountant sat with me and we were able to arrive at over 27 million Naira , we started documenting my expenses from the window level, l did DPC on all the buildings, shipped several gadget to Nigeria for the finishing plus the once we bought in lagos.

The land measured at 60" by 120" and was registered b4, only did change of title(names) with 35K, architectural design cost 30k cos it is 2 building on d land, one 3bedroom and 2bedroom.

It's possible cos of the location, I help my Bro with his two bedroom in ilorin plus the land cost roughly 3 Mill, so for a 3bd in his location with proper management I'll say yes it's possible.

Compare to Abj, 5mill is just enough to get u a 700sqm of land and building a 3bd will cost u north of 15mill
