It's either a 5 or 7 bit that goes into the ground
Anyway I seriously doubt if any local rig can go 240 ft, I stand to be corrected tho

I will only advise you use the big Chinese rigs cos of that terrain
They do charge 5k per meters
80m will go for 400k
If they hit water before 80m, your change hoes into your pocket

A hole is classified as low medium or high yield
You will be very lucky to have a continuous flow of water on that site for one hour

From my years of experience I have not seen a yield of 3 hours continuous water even with high yield
You should pls try and get the ground water history of that area so as to envisage what to be expected by looking at nearby wells or boreholes

You are so right bros. It all depends on what you want and its use. If it is personal I cant comment because I dont know your taste but if its commercial I did all my kitchen and wardrobes for 550k and then had to add another 20k. This is for 6 × 2 bedroom flats so all in all 12 wardrobes and 6 kitchens. Nothing fanciful. Just cheap and cheerful

Criminals yapa for this site. The one i cannot stomach are the service provider, they will cheat you on supervision fee, cheat you in materials, cause you serious pschological pains, not to talk about the loss in projects timing and thier dribbling when you call to find out why the work is not going on as planned despite the humongous amount you have spent.
Later they will now come and be apologizing and shedding crocodile tears.
Diaspora please take note, no let any service provider do shakara for you now especially this time. There are virtually no work outside, most of the service provider dey hear am big time, i get calls almost every day from vendors soliciting for work to do.
They have classified you people as mugu and you need to prove them wrong, Thank God we have started the cleansing process here. There are 3 of the service provider i have been having doubts about here and thank God one has been proven right here, remaining two, of the 2one has been on AWOL for along time. I still dey watch that one

If its 4 units of wardrobe in a rental I would suggest you buy the materials. Pay for just labour

For each unit you will need approximately

for frame 4 pieces of 2by3 furniture wood
2.5 pieces of 1by12by12 each cut into 4 pieces(making 10pieces of 1by3by12)
2.5 pieces of quatre plywood
Nails and handles

As brag previously pointed out, even the most expensive service isnt always the best value for money. I look at value for money and not necessarily cheapest.

Let me throw out some questions.

# FG discovers fake malaria tablets, do you think that someone from diaspora would have sanctioned the importation/production of fake malaria products, I am sure its cheaper than the real thing.

# I watched a documentary a very long time ago, then the woman that was busting fake stuff through NAFDAC was in focus busting so many fake pharmacies supplying fake drugs, the indians where the drugs came from said that it was Nigerians on the ground who asked them to fill the capsules with chalk. I cant remember the womans name, she had so many death threats because of her patriotic actions.

# Topsy/Apocatelic or some username like that have lamented on the high number of fake electrical cables in the market, was that sanctioned by people in Diaspora wanting quality stuff for cheap prices ? I do not know the sales figures, but I would not be suprised if such cables are selling faster than coleman, Kabelmetal etc.

Have been following this thread for quite a while now. I ve follow and unfollow. I think where most people in the diaspora missed it is the point that they want quality but cheap services. It all started when you begin to compare quotes.

Comparing of quotes shouldn't make u decide on going for the cheapest. In the real business world, most people go for the highest quote and not the lowest. You can even smell anything fishy from quotes and that will prevent you from getting into the wrong hand.

You should know dat d person giving you cheaper quote will make sure he cut corners so as to meet his own ends. It's normal... Some firms do lower their quotes but by comparing several standard quote, u should be able to make some wise decision.

It saddens me hearing so many people were defrauded but I believe you guys will definitely come over ds. It's painful not seeing what you ve paid for.

I am into Borehole drilling geophysical investigations and from my little experience dealing with people abroad, I can boldly say what they want is cheap and quality services which Is not possible to get.

I guess this is a lesson to every other million Nigerians living abroad.
I will advice Brabus to contact all his clients and settle any disagreement. I guess he would have learnt his lesson too. Good name is better than money.

Is there an access road to your site, i ask because almost 3 decades ago when I used to holiday in Ibadan, my aunt had a house someone near ring road or so, it was a hilly secluded area and I think they must have had to construct the road by themselves.

I think you can help us by telling us the size of the wardrobe, what kind of material, kind of finish, and most importantly the kind of wardrobe. I didnt do a wardrobe for a personal house, the the requirement was very simple, 4 ft size, and 2 drawers at the bottom. Fixed location, not movable. So I calculated and vetted exactly how many boards a wardrobe takes, so I do not want anyone to BS me. I know how much the boards cost, so I have an idea what is a fair price.

Some facts

MDF is cheaper than HDF
You should not need HDF for wardrobe, perhaps kitchen would need HDF.
MDF has different level of thickness.
If you do one that is movable, I suggest you get original tyres fixed on it, from my experience of Ikea wardrobes and other flat pack wardrobes, what makes them weak is when you start moving it.
One board is usually 2.4M long, cant remember the width.

Thinking of our local ply wood is somewhat hard-work, it may not be cheaper than MDF when you add it all together (sanding, spraying, perping ad the finishing), unless you want make dem rub am with palm oil
If you want to save cost, buy the boards yourself and pay only labour, get the guy to give you the design and draw it on a piece of paper, get like 2 quotes for materials. Go to Amu market and buy it yourself, that way you also reduce the chance of being shafted if they run away with your money, since you are only paying for cutting and assembly/labour.

If you are not on ground, try to get a God fearing person, who comes recommended and know where they live .

In my small experience, I tend to find that if the person that you are calling for project monitoring can also do the real thing, if they do not supply the materials or bring the workers, they hardly put their all into it, unless you find a really God fearing person, shebi na to dey send picture, remember how 3strike was being sent pictures even though his builder then (BRabus) was no way near site.

The best person to supervise is you yourself who owns the project. Its just that those in diaspora do not have that luxury, thats why the likes of brabus thrive, saying that there are some really good people on here, spyder, segemoore , abdulwastec to name a few, diaspora or no diaspora, the work gets done as agreed.

Good that you report back to a client after you visit thier site, I really like that. It just shows you care. Keep it up

There is what we called Project monitoring. You can employ a company for ds or individuals with good integrity. they will make sure you get the best service.

If I go to any Nairalander site to work, I always try to give them a feedback on what is happening on their site.

Sir, I understood the point your saying well. You r very right. I strongly agree dat people abroad will never go for anything counterfeit or fake or of less quality. The situation in Nigeria is critical, one just have to be very careful and thank God for IT, we have access to information easily now.

Yes, there is a road leading to the site. From the express way to the site the road is paved. The paved road ends in the area I bought land which was Virgin land up until this past April when people started buying and clearing their land. My site is in an established neighborhood, but it's just a new section that has been sold.


We have a "neighborhood chairman". When the time comes, he is supposed to get in touch with owners about paving the remaining roads.

Two reasons I prefer the barrel over a box is that you can lock it and it can't be easily pierced or damaged.

Finishing is no doubt the hardest part of a building project. Its mostly all smiles between contractors and clients during carcass and those smiles fades away when finishing resumes. Mostly when client's Hard earned money (In this country where hard times are regular), are not been put to proper use. Most of the blame should go to the contractor. I know clients can want to twist contractors into doing things that might be counter productive to the success of the project, but its definitely not because they do not like their house, but because of their level of understanding, and their level of trust for contractors, they take matters into their own hands. Note; I don't see these same clients tell Mercedes Benz how to make a v12 Engine. Benz already seems to know what they are doing.

Now for all of us that want to build. We most have a picture of how we want to live in the house. in our living rooms, we must have a picture of how we want to enter the living room, Sit down, Turn on the TV, Stand up, Walk into the Dinning, see whose coming out of the Kitchen, Enter the kitchen ourselves, Try and be involved in the Kitchen activities, Walk Upstairs, Sit with your family in the private Living room, Walk your Kids to bed, go to your own bedroom, use your shower, go to bed, wake up in the morning and think if you will like to do any outdoor event like Swimming, or farming or sitting down somewhere to drink, and if yes, think of which part of the house you will like to do that. The moment we have a mental picture of the living style in our head the way we want it, we might know how to shape our house, given the available space. Its not enough to want the Architect to help us think this, because the way he wants to leave might be contrary to the way you will want to leave. His Job is to help you manage what you want with what you have available. Once that is done then finishing becomes easier.

For those already in finishing stage. This is the little i feel i know, and these goes for both client and contractor. Saving money should be the last thing on your mind. I know both parties will not like to be in the loosing ends, but lets try and balance our available resources with what we want. I know contractors are in the business for profit, so am I, but, let the JOB you do decide the money you make, and not the money you want to make decided the Job you do. for crying out loud, you can have what you don't deserve. As a result of the above, I build in my self the following attributes.

* Determination/Believe.
Before I do any Job, i tell my self, its a go, This house must be fine no matter what. Even the house doesn't have a choice. so when you get to that point where the design doesn't go as planned, then you know you do not have a choice but to make sure it comes out nice. Its that process of making sure you get it right, that you discover new grounds into making things and that ground discovered will make you look like a genius, but in truth, you just got out of a design gone wrong. I was asked a question in one of my thread and below is my answer

Do not box yourself into one taught. broaden your taught. As your self how can it be done differently, then see if that differently is better, and the rest is history. The moment we get into it in a conventional way means there will be no creativity. But note once profit is in the forefront, then creativity is difficult to attain.


Most importantly Respect for others:
We must respect the feelings of everybody involved the the projects, from client to contractors to artisans and Labourers. We must all pay our fair share of dues. Negotiate what we know will do the Jobs. There is no need for a client to want to pay a contractor 500 When he knows in his hearts of hearts that 500 Will mean the contractor will struggle. and yet the clients expects his job to be done. that means he has deceived himself into thinking the contractor will use his personal money to finish the Job. There nothing bad if contractor is paid more than the job deserves, that means you have more chances of getting a good job than the other way round. This also applies to contractors when negotiating with artisans.


Once this and more that i haven't remembered are followed, then we are in for a nice finishing.
