half plot of land is 30 by 120. in south west. i cant remember dat of south south mayb 25 by 100. however Op. who sell u that kind of piece of land abeg.
For dat guy telling u two bedroom i think mayb he meant 2 small rooms without a small toilet,bathroom n kitchen. Just saying

Here is one i draw that i want to used personally. You can amend it to perfect suit. Though mine is 50x50.

not necessarily so. A plot is often measured as 100ftx50ft. Some 100ftx60ft. Still some 120ftx60ft. Any of these dimensions if dividdd into 2 equal halves would logically be considered half plots. Meanwhile, not every plot of land measure the above dimensions which is due to the shape being irregular. Atimes, a plot of land might have 5 corners or 3 corners (triangular shape). Most of such land resulted from dispute (resolved or unresolved) or unplanned allocation. Thus d best way to tell whether a land is a plot or half plot is thru the area as expressd in sq.mtr. So, half plot could be anytin frm 225-325 sq.mtr.

In Nigeria, Is land calculated in feet or metres?

It can give u two bedroom flat with masters,dinning and one toilet and packing space depends on the person handling the building ....my own is 30/50 in Abj

If you are into real estate you ought to know he is refering to (40 × 50) feet.That is the unit of measurement for selling.But the survey plan is in metre.

Since no one considers it worthy to inquire about town planning rules via development control measures, then we can all take laws into our hands and build whatever we want so the ball is firmly in your court. You could get half a million rooms if you intend to build an ant hill....believe me honestly this is what landlords do these days.

I think your head or what you are smoking seems to be making you useless. Land is usually measured in 100 x 50, 120× 60 and understood as full plot without the insertion of metre, feet, centimetre or whatever and 50 × 50 is likewise understood to be half plot, when 100 by 50 is used. And in this case, using 40 by 50 means that land is not to half a plot. So use your 'sensemetre'.

Before you act intelligent of which obviously you're not, I think you should at least do some little research. You must not embarrass yourself all the time.

If you have the cash, since there's no space to duild "wider", why not think of building "higher"...?

You can get a sitting room, toilet, kitchen and staircase on the ground floor and a two bedroom with toilets on the upper floor of that size of land...

NB: Remember that you will also need a small space for a saptic tank and soakaway pit on the same piece of land...

I should have label them or what did you mean. Dinning is 3300mm ×3000mm that is big enough, guest toilet is 900mm×1500mm standard dimensions. And exit is okay.

Oshey, 8 units of 3 bedrooms abi? Is that not going to be 4 storeys? So if op get money for such, won't he go and buy bigger plot jeje

This was designed on a 50x50 it would fit in yours it is a two bedroom flat and a bed sitter semi-detracted....

all the architects are showing us 3d drawings ..how on earth are we suppose to know if the building can work on the site...

Now, that is a space mgt project you're attempting there!

Consider swapping positions of the utility room and the kitchen in the 1Bdr section so that some sort of backyard access door could be made for the occupants later in the future there.

What parking and setback arrangements are you making in case the 2 occupants have, at least a vehicle each?
