Pls, im facing some issues with my Landlady now inwhich her husband was not even on her side but the best solution for me is to relocate and considering the issue of Rent package here in Lagos after adding Agreement and Commission to the rent you will see that the money will even be enough to build a room self contain. so i want to see if I can let one of my car go and add it to my savings to see if I can come up with something on an half plot of land at Ifo or Imota.

Is there anybody that can give me the breakdown of the amount I can use in building 3 bedroom flat from the image attached.

ur floor level is same as the compound level, start thinking of effect of erosion / rain water on your building.... I won't recommend your bricklayer if I were you.... He didnt do a good job.

This is where most people get it wrong...You want to gather the complete money and build a house.If you have the complete money good
but if ....i advise you start small stage by stage.

It will cost you about 3000 Block to build 3 bedroom bungalow
2-1 tiper of sand normally produce 600 Hundred block
You need 15 bags of cement to get the 600 block with few fraction

Advice: don't mold the entire 3000 blocks once, sand .if you most make sure you used the block instantly between the period of molding . to avoid stealing....

With a Million naira, minus your land ..your 3 bedroom bungalow will go far more than D P C (Foundation)
including filling sand You might even catch up the Lintel level

All this depends on how much they sell cement in your place..and how much is workmanship
in Benin ..Bricklayer from Garage charge 3500-4000 naira, while ordinary once cost at most 3500

Yes, I think 2m should do or a bit more up to plastering and flooring level, without fence, interlocking, tiles, Pop, water, and electricity. ..
My 3 bedroom flat Pop was done for 600k
Tiles....780k
Interlocking ......920k. .although all this things are measure by square meters, it depends on how big your house is
Electrical aspect,
Wiring alone costed 180k(150k+30k workmanship)
Lighting accessories. .(Led bulbs)......192k+ 60k workmanship =252k for electricity
..Remember the plumbing work, toilet accessories too(WC and all)..

The plan here is double 3 bedroom flat.
For the 3 bedroom here, it will cost u 3m on the good land

Bro, 3m wont do. Roofing of my three bedroom is currently going on in Akure, it costs 1.230m. with 0.45 step tiles including woodwork. After roofing, u still need so much to be' done. I wish the Op the best.

OP...from your story line,.all you need to do is to get a good Architectural plan of a 3 bedroom Flat,..am an Architect but I base in Anambra State,..I could have loved to help you but your location seems very far, so is better you look for a professional Architect over there that can work with your site details,..then get a good Quantity Surveyor who will clear that fear from you about the building cost or if the Architect can quantify for you,..you are still on the good side,..just relax your mind,..don't show you are desperate, the best comes with a relaxed mind, wish you good luck,...cheers

In line with your story,since you don't have much funds,you need to apply wisdom to avoid building only half way and tying your money down.

I will advise you set foundation for 3 bed room flat and one bedroom self contain, you focus on the one bedroom self contain and complete it, with less than 2 million you can complete it and pack in while you build the 3 bedroom flat later when you have the money.I know someone who did this and he is out of rent now.

you can start with the foundation of your 3 bedroom flat, take it to DPC, then continue work on one side of the building. like the sitting room and a room, you can finish that and packed in to manage your available fund in order to free your self from landlady. if you're doing estimate, you might get discourage. best of luck bro.
