Nice thread. I lost an opportunit to buy half plot of land in lekki some years back cos it didnt cross my mind dt such a structure as the one you posted can be built on half plot.

My employer co-operatives organised the land acqusation and the payment was spread for 3years at an affordable price. I am better informed now.

@mercylicious. Missing such opportunities happens to almost everybody. I have my own regrets too. That is why i will always be grateful to the management of this social network site especially Seun for what this wonderful medium has done in sensitizing and getting Nigerians informed. Greetings, how much (excluding land) do you foresee completing a 160 or less square meter (1,700 square feet) bungalow in Ibadan?

Also how much should I budget on paying an architect to professionally draw and Nigerise my already skectched building plan?

2. A Floor-level not exceeding 600mm above Ground-level with 300mm foundation depth. This is greatly dependent on Benchmark of the Site.
3. At the current price of both Labor and Material
4. A flat roof

You will need N6 Million to deliver this 160sqm house.

On number two question, architectural design (Plan & 2D) charges varies from company to company. As for my company we use N250/Sqm. While 3D is N20,000/view.

Note: Higher lightning effects will increase the price for 3D view.

So Nigerian Artisans do indeed do per square pricing. This has been driving me nuts trying to figure this out.

So by my calculations your price is N23.23 per square foot but can increase. So my total 1900 square foot structure (including a detached 325 square foot garage/security/storage structure) should start at under N45,000. What specific drawing does this include? I understand there are architectural, engineering and structural drawings?

Three Floors
Four Bedroom
180SQM sitting space
Ante Room
Family lounge
And so on.

Less than half the market price. So why buy when you can build to your taste and have it delivered with 4.5 months?

Can this house really be build and completeend for #12 million including cost of land. Seems a lot of house for that amount of money. Would have been nice to see the completed version both in and out side of the completed build.

If artisans, labourers and builders do not give you high blood pressure during the building exercise, then you are lucky....hmmn!

At the time of that project (2014) you quoted, it is 12million and it is excluding cost of land, land scapping, fence and the finishes are standard which needs to be discussed.

This is a 5 bedroom fully detached apartment with an attached BQ and it sits on a halve plot. It costs 24M and will be completed August.
So why waste land, time and money?
