Only a rough estimate can do this better cos the block calculations can't be done cos of no dimension to determine that.
Let's see other architects view but on my side 2.95M-4M will complete the job.

OP, this is as simple as a plan that I've seen. It should be a straightforward build.

Don't waste your time looking for estimates, etc Beleive in yourself that you can complete a 2 bedroom building.

Start making blocks, etc and search for a trustworthy local builder as a partner.

Just to give u a realistic idea... assuming dat structure will fit into a land of abt 200-300sqm... Will cost about 4.1-4.8 million with long span aluminium roofing and average finishing, EXCLUDING land....Cheers

And again, the information you provided is not enough to give you a quote. The cost all depends on your personal taste.

Budget like N3m plus or minus N500k

3 to 4M should be OK

The prices of building materials varies,so I suggest u go to a place where u can get affordable materials for the building project.. "Benin city" is a Harbour for affordable building materials...... So with all the available materials and a sound and trustworthy project supervisor, 3.5 million should be enough to summarize the building project..

3.8 million will do the work...

My suggestion though

I think you should prepared for 6 million Naira or more to make it look standard. Because from own experience for my house andb just ordinary fence and gate cost me 2 million Naira.
