What is wrong with this building plan of one unit 3 bedroom flat and one unit 2 bedroom flat?
I feel the kitchen is too far away from the dining for the first flat. Is there any other thing wrong with the design?

@baryton I just noticed the post now, thanks for the members that have answered your question.
To buttress there answers the chemical is called hydrochloric acid, if you are close to ojota ask them there, the gallon is blue but they sell in small quantities , also you can get it at coker Orile.
More so it's advisable to do this washing with chemical after 1-2week after you might have fixed the tiles bcs that chemical due weaken cement

The kitchen is really far frm d dining & i think d visitors wc should be accessed from the terrace. Often times direct access from living room do give smell problem.

I however need advise on how to fully utilize/develop this space despite limited space.

1) I plan to erect a structure both for personal habitation and partly for rent.

2) Instead of a fence, I intend to build lockup shops in the front area

3) Parking space is also expected for at least two cars.

How do you suggest this should play out?
Can i possibly achieve all stated requirements?
Where will my waste water tank be?

Let's learn from all your wealth of experience as I'm already feeling like a total waste of resources.

I think its achievable ,but it depends on the kind of structure you intend to build. The size of the building is a major factor. Before anything you might need to first contact an architect let him do brainstorming on how to fit in the building and allow spacing for parking and lockup shops.

Because i knew i saw a thread like this
There are option of buildings that may fit into your land
I think it is best u engage any of the NL architects or those in your area to come up with a sketch & possible architectural plan. Just my opinion.

I would recommend NL architect. Timtol

He's a good architect, worked with him on a couple of projects.

A lot of things are wrong with this plan which is also subject to what you actually want.
Try changing the entire orientation of the plan.

Thanks. Pls can you be more specific by pointing out the observed errors in the design, it will go a long way in letting me know what to look out for when the final plan is out. I am a novice oo

When I am ready, I will contact these guy, I noticed that you have vouched for him several times, l have a small piece of land that was gifted to me recently by my uncle at ikoyi, it is actually very small, around 15 by 36, I am still thinking of the kind of small portable edifice that will fit in there, I was approached by few corporate entities to lease or sell it outrightly to them but I refused, I will need the likes of darenyx to suggest a befitting structure for the place when I am ready, probably when next l visit Nigeria

1) he is willing to listen to my Americana ideas without trying to be overbearing with the nonsense "this is how we do it in Nigeria". This doesn't mean that I got everything I wanted including maybe some dangerous ones but he was not dismissive. Some were, even on here.

2) he was available to me. He treated me as if I was his only client and I know he's busy. Some didn't return calls.

3) he has WhatsApp. Maybe this is insignificant but it's very important to me. Instead of playing email for days to get a design right, we were able to do it quickly via WhatsApp.

4) fees, I think his fees are downright prudent.

5) he's easy to work with and is non confrontational. Search Nairaland and for any friction you read on his part around his userid I'll give you $100, he's that clean. Don't bother searching, I'm an Ijebu man, he's squeaky clean

My house has a central courtyard. Other architects couldn't get this right. But he did.

I made an offer before that I stand by. If he screws up your plan I'll personally refund your money.

Good luck on your project.

PS: I was a paying client, twice, so not doing this because I was paid for it. I just like supporting good guys.

I'm trying to get my Brother to hire Skimanski for his Ajjah land, as an example.

You certainly cannot have the entire 3 rooms exposed especially when none indicates usage by guest.
The door to your lounge opens directly into the lobby; don't understand the purpose of that.

If you intend to maintain same orientation, this is what I think you should do
Lounge----still right
Dinning----left
Kitchen-----shares partition wall with dinning

Create your lobby and fix in the rooms accordingly.

1) Why don't we design trusses that does not require internal support? Is it because of know how or simply unavailability of proper materials?

2) Is this limiting to the designs that we can eventually build?
