This luc is giving my dad some headache and i need some inputs on how to go bot it cuz I intend going to dia office to make a complain. He was billed 23700 for a owner occupied property. The property is owner occupied My dad is over 70yrs Also the property is 25 years old. Is there any relief/benefits for such property, and if there is, what is the percentage. |

olaboy1: You are wrong here, most developed countries done overvalue properties, because there are procedures for property valuation. What some of you guys dont realize is that property value can drop in some areas due to certain factors. It might interest you to know that properties in areas like Apapa has being experiencing drop value for the past 3 years. |

A lot of people commenting here do not know there's a difference between Property Price and Property Valuation. Property price is determined by the market, while valuation takes into several consideration like the environment, economic activities, etc. For a property to be correctly assessed, there are two components: a. The land which takes into account the measurement in size and it's "historical" value. For instance, a land does not appreciate by 5,0000% over a period of say 5 years. Secondly, other factors are taken into consideration such as the environment, socio-economic activities, For instance, properties located in flood plain areas, or located around a certain environment tend to have less appreciable value than others. b. The improvements (this is the actual house itself is what gets taxed on somewhat higher). While lands appreciate, improvements depreciates aggressively which is why it's often capitalized over a period of time. For instance, a personal property is likely to depreciate slowly than a commercial property. A lot goes into valuation which is why I think the people supporting this law cannot seem to prove how they came up with their valuation. To imagine that the house used as an example was valued at N539 million beats me. |

ajl: Come to the place I built my house, the road leading to it is terrible, the last time it was graded, it was through community effort. Since land use is for state gov't, and not for local gov't, how will money collected on houses on my street be used in other areas in the state? I think it will be more beneficial if money collected on houses on my street is used for development of that street. That will give a sense of belonging to the owner's. Any other thing is fraud |

ajl: I'm in the same frame of mind this charges should be dynamic and progressive such that an owner occupied pays around 0.50% and investment property owners who own more than one property pay more incrementally. There should also be a factor of residential property used for business purposes. It all amounts to nothing, if anyone complains of paying 45k for a 20M property they are selfish and are unreasonable |

olaboy1: Sometimes reason before you comment. Nigerians like awoof? Is it every landlord in Lagos that is going abroad on shopping spree? You still think this is even about landlords? Ordinary people, tenants are going to suffer this tax. Did they increase minimum wage? How much is the average salary in Lagos? Which infrastructure are they going to enjoying? Enjoy infrastructure on empty stomach? When the landlords increase rent, tenants will pay few times but when there is no reasonable income, to pay becomes a problem so they will move out. In turn landlords won't be able to meet up with payments, this will contribute to so much problems in the state. 1 Like |

adidison: Note 0.255% annual property tax will not leave real estate investors in debt, and shouldn’t be used as an excuse to sky rocket rent. All developed countries pay property tax and capital gain tax. All the major roads in Lagos are motorable and that’s where your taxes go to. It’s fine if you don’t want to pay anything, just don’t complain when the roads go bad and nobody is fixing them. Your civic duty is to pay adequate taxes and even if you don’t benefit directly, someone else does. I have a property in Europe and I pay 0.75% every year. |

I still can't comprehend the essence of this payment. Lagos makes so much from all forms of taxes, crude oil revenue, ports revenue, etc. Y are they making life more difficult for the masses? Rentage will skyrocket and the people will suffer the more. Let all landlords force their tenants to get their PVC before 2019 else they should pack out. APC gvt is the worst thing to have happened to nigeria. Tufiakwa. Tinubu and ambode must leave lagos alone, they can't continue to grow Rich on the account of lagos and its people. olaboy1: Wrong, not all properties in NYC are overvalued Your property's value is what a ready, willing and able buyer would pay. To determine that value, it is necessary to look at comparable properties in the neighborhood which sold recently. When calculating your home's value, consider your property the “subject property” and the sold properties “comparable properties.” |

oruma19: Lagos 2018 budget is 1.046trillion Naira. To make any significant progress we need around 2.5 trillion Naira. Your crude oil and Apapa port revenues are not enough.
