[quote author=Bobby95 post=68050866] Thanks. I was considering maybe heat factor since it a flat roof, wanna know if the heat from the roof can affect the z

Never heard of such happening to pop.

POP is precast and made for interior purposes. As long as its not in direct contact with the sun's ray its likely to be okay.

Good day good people, Please i want your advice. I have a 60 by 120 land with German floor done already and 1Million.
My Questions are:
1. What best architectural plan can i embark on coz its not for personal residential but for commercial purpose (to be rented out)?
2. what stage can this amount get the plan to?

Please advice able Engineers, Architects and those with experience

Kindly state your type of structure/building type and number of units.

What kind of sub-structural work( foundation) was done before the ground floor slab( German Floor). The Kind of Architectural Plan you are planning to impose on the already made "German Floor" should be easily transmitted evenly to the Foundation in order to avoid structural deficiency.

Secondly, The Location of your site determines which building structure i.e mini flats, hostel, shopping mall appreciates faster, that determines how far your budget goes.

U have no choice than to look for the architectural plan of the existing german floor if u want to build on it...

They type of structure of the existing german floor will determine how far 1m will go.

If you did the foundation, you can acertain the integrity, if you purchase it my brother another foundation is required, if foundation has starter bar a good architect like darenyx(did one impressive one for me in Ogun state) & many will work well with it.

The location is very important, but if in Lagos your 1m will only do block work(ground floor) provided you using the existing foundation you did.

If a new foundation area like Ikeja, Maryland, Oshodi, Agege, Iyana Paja, Ikotun, Abule Egba, Igando to Ogun state you 1m will do new foundation without back filling & dpc.

Please, where is the best location to put the kitchen when designing a house, at the back or in the front of the house?

a million would put blocks on the already existing German floor. (depends on the size of the building anyway) .
one would need to see the size of the existing structure. Before deciding on the design.

I will surely give them a 9.9 becos in my record its not easy to attain 10. But these guys can make an ugly tilesook good and a beaitiful tiles more beautiful.
Many people have used them here on NL. I have others can chime in, but they are very good. And they are highly professional. I highly recommend them.

Hello, quick question: Please do you have any idea as to how many rods one will need for one pillar?.thanks.

If I remember correctly, each iron rod is about 39/40ft or about 13meters. Regular/normal pillar required 4 units.
I beleive I usually cut one length of rod into 3pieces (13ft each)
So what you need to do is multiply the number of pillars you have by 4 and then devide by 3, you will get number needed.
Example: 10 pillars multiply by 4 equals 40, then devide the 40 by 3 equals will require 13.34 length of iron which will be exactly
14 length of iron rods. Hope this helps.

Note: If the pillars are for Duplex... you will calculate for ground floor and also for upper floor. You will need to do the pillars twice. One to the decking stage and the second for upper floor block work to the roofing. I hope you get what I mean o.

I am talking about like pillars in the pic below. Compliments of Oga Spyder.

This type of question requires further details and l think itis best suited for the Engineers/Architects to answer.
Whatever we give you here is just a haphazard explanation!
Pillars do very important jobs and cannot be taken for granted, to avoid sad stories.

For example, depending on the LOAD it is supoosed to 'carry and transmit', there are Pillars of different sizes and shapes.
These different sizes also have different NUMBER and SIZE OF RODS inside them.

You cant use a Pillar that is meant for a fence, to compare a Pillar that bears the load of say a 2m Cantilever and put the same number of iron rods inside both of them.

Engineers in the house, over to you.
Me nor go school that much. undecided

Can you please explain, why this is so?
Isit just convention or there are specific reasons for locating it where you said?

As in advantages/disadvantages?

Personally as an architect, I can't fit more than 6-units for you in order not to violate any town planning act.
I don't engage in any job that violates laws in order to protect our hard earned integrity in check.

But a lots of our colleagues would give you whatever you want just to receive the paycheck, and that is not advisable.

I think the ideal response should be the kitchen is adjacent to the lounge/parlour/living room.
In the instance where there is a dinning then it is to it.

It is more of personal preference sir
Considering the kind of activities we carry out in the kitchen in this part of the world. I really do not find it appealing seeing all the steem & aroma coming out through d window from the approach view. I prefer it to be hidden as much as possible.

Your brief isn't very clear.
Do u want a two bedroom duplex & BQ?
Or only two bedroom duplex?
I think engaging an architect should be your first step.
The main building will follow much later

I guess u it is 50 × 145ft?
If it is, i fear for parking space, for me 6 units will be ideal like someone suggested above to have good parking space & adequate set back.

Very True.

But l would not mind to 'trap' the aroma from your kitchen so that anytime you are cooking some nice stew, l will simply make Pounded yam or Akpu and stand close to oyur kitchen, swallowing my Akpu with the aroma of your stew. grin grin

What about "Safety perspective"?
Where we all know that most fires start from the kitchen and putting it where it is easily accessible to say Fire trucks and their hose (like we bury soakaway in the front of the house so that it is easily accessible to evacuation trucks .....old fashion style).

A kitchen buried deep behind the house may not be easily noticeable to neighbours in case of fire and may not be as easily accessible to fire fighters in an emergency, compared to one that is at the front.

Sir,
If the land is stable and good, do we ever consider using the basement/ground floor for parking or doing an underground parking space?
It is not as difficult as we think, just like having another floor beneath the livable one or below ground.

Just imagine the space saving anf functionality, compared to the little, additional cost.

Basement parking will definitely save alot of space.
But the cost is what i fear if many can afford, because the structure is going to be a mini duplex. Excavating the ground & ground floor suspended floor which ought to serve as the german floor will decked like that of a duplex, by implication more columns & larger sizes of rods will be used. Outside cost, it is good idea for saving space.

I do not think "safety perspective" in kitchen placement is actually thought about in Nigeria per se even with home owners putting up walls as fence line. Home owners prefer to put up 20 course block wall as fence behind and sides of the house and choose to put see through or dwarf wall in front.
Given a good neighbourhood and nothing to hide by home owners, all sides of your fence is supposed to be a dwarf wall so if there be any fire incident any neighbour can be of help from any angle to assist.
