The reason y I don't include it is because it is subject to client preference same as the type of finishes. I work with clients to communicate their preferences while doing BOQ of any project.

Breakdown:
Strip & or Pad Foundation: 1.8m to 2.5m
Ground Floor Block work to Lintel: 1.5m to 1.8m
First floor RC(Decking) works: 2m to 2.8m
First Floor Block work to Roof Beam: 1.2m

I was really waiting for this breakdown. As you can see for yourself, even your 6-8m can't roof your 5bedroom duplex (let alone plaster and screed as claimed in your post.
We need to be mindful of the figures we throw around and not deceive people to venturing into a build they could never afford.

To me Spyder880's village 5BDp build is the best build to guide any novice. He even gave his material schedule for us to follow and compare.

I have crossed the 8m mark at the roofbeam and parapet phase and my project is being built by one of NL's best. It's a 4BDp

Conservatively for a rectangular simple 5BD with floorspan of approx 160sqm...I will say 10 to 12m to roofing. NB: Using engineers and not anyhow!

No sir. not that I know of. cement plaster has a thickness and strength that screeding materials do not possess.
The screeding is just to smoothen the surface to a level cement plaster could never achieve.
But many things are possible with determination.
Smaller aggregate may be introduced into the render stage together with the sand aggregate to give you the smoother finish.
I know mixing ratio of 5:1 is possible with cement and smaller powder aggregate with some polymer binder.
Pop emulsion with the top bond type or any other pva binder could be introduced.
If you are adventurous, you may try it inside the security post to see.
If you give me the quantity of sand used for a back of cement, I could give estimate of pop emulsion and binder to add. polymer binders generally improve the flexibility of cement plasters and their bonding to surfaces.

To be honest, lizard infestation is never a problem with any building. One or two lizards here and there maybe, but nothing to worry about in reality.

Lizards look for termites, insects and spiders. If the property doesn't offer such, lizards visit will be limited.

I think it's a myth that lizards only climb textured walls. lizards can climb untextured surfaces too.

Very correct bro but can a bill be prepared without the plan and all needy details?
It will pass through an architect first and when all needy drawings are set then will be passed to a structural engineer then to the surveyor.

This is graffitex and you don't need to screed before applying it.
