Certain factors determine the cost of constructing buildings in Nigeria and they are,

1.The location (Lagos or Enugu) ... Available/affordable construction materials and labour.

2. The size of the building plan. I know you said Two bedrooms but the bedrooms could be of varying sizes. Same is applicable to the living room, the kitchen, dining, closets etc. Hence, it all comes down to your choices. As a rule of thumb, the smaller the building plan, the smaller the cost. Though there are sizes that are deemed standard for optimum comfort while using the spaces.

3. The quality of the finishes. For instance you can get Nigerian tiles for as low as N2,500 per 'sq.m or imported ones in excess of N10k per sq.m.

In conclusion, for a modest-sized Two bedroom duplex of a certain square meters of floor area, budget between N5m to N10m depending on the above mentioned factors.

For the god's sake be careful and don't forget about BOQ. It will save you a ton of money, you know. Otherwise, you're going to be extremely surprised by the expenses you might see. Here's just must read article BILL OF QUANTITIES. Hope it helps.
