Hmmm...

If you hadn't embarked on this project already i'd have advised you against it honestly.

This popular idea of four flats for tenement in Benin is a huge misnomer my brother and i call it tying down of funds.

When you sum up the total amount you'd have spent putting up the building and then compare with the expected returns, you'd understand where I am driving at. Mind you, the guarantee that your four flats will be always occupied annually is equal to zilch.

Now think about the location of your proposed investment and the going rate of rentals there. Do you see yourself breaking even in the next 10 years or any significant appreciation to your property within this time frame, if yes at what %?

This idea of four flat is a mistake a whole lot of us had made in the past and many more still make the mistake. We need to learn to think out of the box and seek out other ways to invest our monies.

You need to come to Benin to see 'houses to let' all over...people are building their personal cubicles to stay on a daily.

A project like this is advisable in Lagos and Abuja.

I am presently in Abuja for the Yuletide and just paid for an Apartment a 2 Bedroom for 1 Million Naira on the outskirts ooo mind you. In some areas that could have been 1,5-2 Million depending on the aesthetics of the building.

I have a place in Benin too and could help you compare prices whenever I can if you want, but be careful how you deal with your brother or having someone else take over from him. He won't be happy and might wanna cause that person harm for robbing him of his ATM.

The pix of the building you posted is not quite clear and the design plan is without dimensions.
You'll need to upload a more clear pix of both for one to run a quote.

If the picture above is the prototype, then this estimate is inadequate. I am currently handling mine, a 3 bedroom duplex and I can say authoritatively that paper work does not translate to reality.

@ Sunshi, building in Nigeria is a very stressful business. It seems you reside abroad, which is the reason why your brother is supervising the project for you. You will need to conduct your own research on the sale of building materials and ask a lot of questions on Nairaland. Your brother will also try to make something for himself out of the Project by looking for cheap labour especially. God has placed you in a position to have money for this Project and I bet you have a job that pays well abroad where you reside. It is good that you are even building without waiting to be in Nigeria by yourself. Time is Money. Leave space for little inflation of prices of building materials by the person handling the project for you. They have their own needs and wants to sort out As long as they are not inflating prices to the high heavens.

Just pray that God keeps providing the money to complete the project for you. If you say you want 100% accountability from your brother, you are only deceiving yourself. Just make sure you complete your project in good time. I pray God will continue to bless you with Money to complete this Project. Amen.
