Can an experienced builder/architect/real estate agent answer these few questions please?

-is it better to build or buy a bungalow?

-what is the cheapest one can build a bungalow in a non luxury area of lagos mainland (excluding ikorodu and any other place on the outskirts of Lagos)?

-what is the cheapest one can buy a bungalow in a non luxury area of lagos mainland (excluding ikorodu and any other place on the outskirts of Lagos)?

-how many rooms will apply to the questions above?

-how many plots of land minimum is needed?

-can land be swapped for an already built bungalow? (The said land has already started development with shops and ground floor of what was supposed to be the main building-note: all in uncompleted state)


Then please add any other thing I must have missed and you think I should know, thank you!

but number one question, is better to build than buy a building, because when u build you can chose quality material for the project to ascertain the strength of the building, u can also amend the building to your taste during construction.
* then wat kind of building are u looking for , for commercial purpose or personal use?
and have u gotten a land already ?

It’s a bungalow for personal use. I haven’t gotten land yet.

since U've not gotten a land yet, so y comparing swapping of land with a building, and no one will even do that except the land is in banana island.
then on the amount of land needed it depend on your taste and financial strength, e.g maybe u want garden in your compound, and the functionality of the building.
then wish area of Lagos mainland are u considering the building project cos that will determine the price.
just state exactly what u want, then i will give advise as a builder

Okay, concerning land, I have a land my parents were developing years ago at iyana ipaja but construction was paused due to finances(at least I know they spent millions on foundation which local builders were complaining they were spending too much on and raising first floor but I’m not sure if they did decking or not, with like 2 or 3 small shops attached to the fence), that’s the land i was planning to sell or maybe swap.

Then I just want a 3 bedroom bungalow, modern design but nothing flashy or extraordinarily fancy.
No garden in the compound, just normal parking space.

What do you mean by functionality of the building sir?

And how much do you think I can sell that land with all that I’ve mentioned..

well functionality of a building means the building content, like anti-room ( small palour before the main one ), visitors toilet , ensuit (each room with there toilet) laundry room ,kitchen store and co.

on the price to sale, it's depend on the current state of the property, the location and size.

1. well depending on the area u want, cos with the high development in Lagos, lagos mainlands hardly with u get a virgin land except you buy an old building, demolish it and build your project. kindly state where u love most so I could help in getting the price range of land or property around there .

1. to be sincere with you, can't get a land of 1.5 within ketu, ojota and stuff. even ikorodu is going to be quite inside abit. except is half plot.
but I have one full plot, around owode-onirin and the last price is 2.5m (it's just an opportunity self cos the person just needed money urgently)
2. yes u can still build around that range to taste.
