We are using standard materials, 10m would finish the structure.

fencing, compound flooring & landscaping is not included.

Anyone who has built before knows that 10m can't produce this bungalow along with finishing.

when you design and build , you have more control over cost compared to when you build what some one designed.

And lastly N10m is not contract rate.Its a direct labour thing.You only pay me for labour and supervision, while you oversee buying of materials.Both materials & labour are in the N10m.

At contract rate, This same build would cost btw N12 -13m

It covers foundation to finishing(pop, doors & windows, floor tile , plumbing & electrical)

Hahahahaha! I laugh in swahili. Ten million cannot take this design beyond roof level. When did building engineers change from being greedy to being nice? By the time the N10M hit his account he will start solving his personal problems and managing with substandard materials. He wii start preaching the message of how expensive building materials have become. He will start asking for VARIATIONS including on the materials which he claims you are buying. He will be proposing to you cheaper sources of raw materials. By the time you accept, he will take over procurement and you lose control. At the end of the day your name will change to SORRY! Design and build is cheaper?? I doubt. To avoid stories that touch the heart, please run far away from this offer. To be forewarned is.......

Post the floor plan, let's justify the cost, can you?
