Hello fellow members. I asked my architect to provide me a 3bd x 2 apartment. Below is what he gave me. Howecer the size of my land is 120 by 120 ft (2plots) squared.

After providing the plan to engineer, I was told I'll almost exhausted one plot which I think is too big. Please kindly advise as this is my first construction project.

well its quite okk but he lacks space managing and the door to the kitchen is not properly oriented atleast let him redesign

Spatial analysis is okay but functionality is poor.

Kindly tell your designer to come up with something different.

I strongly want to believe you don't plan staying in the building yourself, because if you the owner were to, then the plan is ok, except for the kitchen door Orientation that someone
has rightly mentioned, then the vwc you have to access from out side

If however however you still want to go ahead and make changes (reduce), Ask your architect to make the rooms 3.3*3.6m, biko Ensure not to touch the main lounge dimension, unless he is redesigning outrightly, you can go ahead to reduce the dinning to 3m, ditto kitchen

That's a standard spacious flat, the bathroom will take a bath tub and shower, however the rooms can be scaled down to 3600 by 3600, other parts of the house will be proportionately scaled down. In that case you'll just have your regular shower in the bathrooms.
That ur dulling engr fit modify these things on site now.

FYI I will be the one staying there. I intend staying there with my family when I grow up

Please poster try to take professional advice only, not everyone here understand the intricacies that goes into designing,

For starters it is absolutely normal for a 2units of 3bedroom bungalow to almost cover up one plot, carefully analyzing this design your architect is not wastefull as you presume, the circulation space in the building was greatly reduced which is a nice job.

I ll only recommend that the entrance porch which is about 7m be reduced, then the dinning area too cab be reduced... The door leading to the kitchen should flush towards the left of righ hand side...

Generally its a nice design
