I will appreciate your contribution on this project and if there is possibility of reducing cost.
Locations is Lusada, Ogun State on a full plot of land. Plan Architect and pics is attached
Below is the quotation the carpenter gave:

Quotation for roofing
(1) 2 By 6= 80pcs @ N900 =72,000
(2) 2 by 4= 270pcs @ N700 =189,000
(3) 2 by 3=250pcs @ N400) =100,000
(4) 1 by 10 facing board 20pcs @ N2,000 = 40,000
(5) Slate (solo)=300pcs @ N1,450 = 435,000
(6) Ridges 18pcs @ N1,800 =32,400
(7) Gutter roofing 3pcs @ N1,800 = 5,400
( Nail 4 inches 3 bags @ N7,500 =22,500
(9) 3 inches nail 1/2 bag 20pcs @ N150 =3,500
(10) Oja agba 20pcs @ N150 =3,000
(11) Zinc nail 6packet @ N2,000) =12,000
(12) Vent rubber 2 yards @N1000=2,000
GRAND TOTAL=N931,800

Just my opinion on the plan, I don't like it. The plan is sacrificing proper ventilation for more rooms.

In this era and age, you should be preparing for more heated earth.

most if not all of those items are OK.
But sorry am just curious why 3 of your bedrooms doesn't have cross ventilation according to your plan

That plan is a no no for me.
Apart from sacrificing rooms for ventilation, how can a living room leads directly to a bedroom in a flat?

Ok

I advice u bring d inner room to d side wall
move d bathroom to d other side to create space for 2nd window & create another window for d other 2 bedroom inner room.
This not 4bedroom but twin 2bedrooms.

@ bizzibodi. Thanks so much for your Contribution and ur tips on adjustment on master bedroom is well noted. I will appreciate if you can share further.

All the criticism are all welcome, and I'm look for a way out. can you all also vent my roofing list.
