Please I need help. My mason is billing me 50k to set block, plaster and deck a soak-away measuring 10*8*10 and two 3*3*4. Is this price reasonable or too much? Also, how much should I be budgeting to plaster a four bedroom bungalow in and out as well as the fence.

If it's walls screening, install your Tiles before wall screening but make sure you cover your Tiles with nylon during the wall screeding

Ask the carpenter the cost for wood work for a root
Tell him your last bus stop is 35k

Urgent response needed
A carpenter went to inspect my 1 unit 3 bedroom flat and 2 units room and parlour self contained so as to gv his bill for the lintel work. So he eventually charged 100k(will bring planks himself)... That a 3 bedroom flat is been charged 50k...please house is ds nt on d high side?

according to the dimension above, the 250block is accurate and the cost of setting 250block is around 12500..
So for the plastering and decking you can pay him 15k for that...


It should not be more than 30k at most, if he is not ready to do it, get another Bricklayer and tell him the amount you will pay him for such work

I doubt if he will get a good bricklayer that will accept 30k.
They charge higher when it comes to soakaways and septic tanks cos of the stress involved. Soakaways are not like normal setting of building blocks.

The dimensions of the Septic tank / soak away is given as Length = 3.00m, breadth = 1.80m and depth = 3.90m (13feet) according to you. Although I seriously doubt the feasibility of your depth, I'll do justice to it nonetheless.

Estimate of materials for proposed works;
1) Excavation 21m3 @ 1000/m3 = 21,000.00
2) Columns, 4nr, size 225mm x 225mm x 3900mm depth.
- cement 6 bags
_ 12mm reinforcement 6 length
_ 10mm reinforcement 5 length
3) 225mm blockwall = 380 blocks (same quantity even if you're using 150mm block)
_ cement 4 bags
4) reinforced concrete cover and oversite concrete to the base
_ Cement 10 bags
_ 12mm Dia. Reinforcement 7 lengths
5) 25mm x 300mm x 3600mm softwood as for work 5 lengths
_ 50mm x 50mm x 3600mm bracing 4 length
6) Plastering
_ Cement 6 bags
7) Make a reasonable supply of sand.

That's the quantity of materials needed for he job based on your dimensions.
