Estimate For 4 Bedroom Duplex With Two Units Of 2 Bedflat And A 1 Room Self Cont by ladyteeks(op): 6:12pm On May 17, 2020

Dear Nairalanders,

I will be appreciative if an expert quantity surveyor can give me a breakdown of building a 4 bedroom duplex (1 large living room, dining and kitchen) with all rooms ensuite plus a two bedroom upstairs and downstairs with attached one room bungalow at the back of the property.

It is a swampy land on 1 plot (60×120) so I was advised to do raft foundation (what's the cost?). Land has already been sand filled.

Location: Ogolonto, Ikorodu, Lagos.

A sample picture of my idea for the 2 bed and self contain is attached.

I can give you a detailed cost estimate for the building.

Considering the kind of terrain it will be located in, I'll be needing not just the architectural drawing but also the structural drawing to be able to provide you with what you are looking for.

block work - 3.5m

decking - 4m

blocwork upper floor - 4m

Roofing - 4.5m

foundation to roofing - N20m

A 3-bedroom apartment with a floor area of 100 sq.m and another with 200 sq.m will not cost the same. Both won't cost same even though they are each 3-bedrooms.

The cost estimate will be specific to the drawing plan and specifications you have. Cheers! grin
