The government herself is not serious. The process of getting approval is so cumbersome in Lagos and you get frustrated. If you are an investor and you want to put your money on a project, you do the needful and apply for approval, the process can delay for years if care is not taken especially because of operatives that want to exploit you. In most cases, people felt they can't but continue with the job so as not to divert the funds. The process is frustrating and needs to be worked on. |

Poloyanabo2:Don't agree with you its sheer incompetence, government cannot detect all illegal construction going on, its not done anywhere. even in London, there are some structures that have been completed and government will ask them to pull it down. On the issue of whistle blowers, i agree with that point, local residents should be able to know or check if a building site has permit and what structure is being built. For example, i can easily check my council website and it will reveal names and address of planning permits that have been issued or denied recently on my street. |

I'm almost sure money passed to bypass rules and regulations and have them erected. But to prevent demolition it's not one agency has to be compromised.... this operation involves several agencies. It will be too costly and the high risk of just one uncompromising agency pressing bribery charges. If the buildings were illegally erected it follows that the structure were not up to regulation standards. When buildings collapse.... it is mainly because of these illegal constructions. In this case... a building may pass structural regulations but if it is sited on the path of roadway in the city's master plan.... it should be demolished. I support demolition but also those officials who granted the permits need to be prosecuted. |

It is a good thing if done with equity. It is lawlessness not to get relevant permits before erecting your building. |

after collecting your CofO they will reopen the building, mind you most of the buildings sealed C of O is awaiting at Urban and regional planning at Alausa, they just need to seal the building to collect unnecessary levies. they have to wait for building to get to two Storey before sealing or marked for demolition witch-hunt |

obonujoker:The first and foremost reason a building can be tagged illegal is if development permit have not been granted for such building before it's erection, also if what is on ground is contrary to the approved building plan, it can be tagged illegal As regards where the building is sited, it may be a reason for it's illegality if the land is on government acquisition i.e government owns the land and has a proposed development for it in future and mind you, government land is government land, if this don't work on it, another might come and develop even if it has been left for several years and that's why you should consult Town Planners for advise Concerning Topography, yes of course a building might be illegal due to that which is determine by the bearing capacity of the soil, if you construct a 4floor building on a land that can only take 2floors, then it becomes illegal and of course, the development would have not been approved if you've applied for development permit before building. Well, Material used cannot be critically counted as a determination of illegality unless tested or probably there's a collapse The truth of the matter is, getting your permit before building will save you from any form of embarrassment and you will build with joy and confidence lol.. |

Jamesbiodun:You aren't completely wrong but of course you are not right because CofO is just one of documents needed for development permit which is often replaced by title document if you don't have it on ground.. have you ever wondered who approves CofO?? , Then you will know it's not just hanging around. And do you just say unnecessary levi, then I think tax should have been categorized as that too, if you have done the necessary thing before you setup a building, I'm very sure nobody will ask you for anything and if they do, you only tender you approval and not money and in case of demolition that cannot be waved, you will be compensated. |
