The truth is that it will slow down the job like 30-50 pec.
But if you don’t start now the money can follow another thing oo God forbid.
Your builder is also checking this too

All depend on tyoe of foundation you adopt, building format, every building format with is weather that makes ot conducive for construction.

Eg. if pad foundation it will require excavation, if rain disturb dry mix is required, .If raft after surface blinding sand is monitored to avoid failing the concrete thereby regular flushing during process of pouring concrete.

The rain will seriously help during back filling,

The difference is just the thickness, 0.55 is thicker than 0.45

Don’t get it wrong black cement is main for outside wall finishings due to the weather and rain. White pop cement with others mixture is main for indoor work where RAIN or water will not come in contact with it
So in one word use white pop cement for the work since it’s inner part of the building

No, it isn't.
For external, cheaper doesn't make it better. Pre-mix screeding materials are waterproof

For internal, water is not meant to come anywhere close to your Internal walls. White(POP screeding not Premix material) is your best bet. The edge it has over other is because when the mix and application is right, it is resist both fire and heat. The later is the reason why it is embraced in Africa, India and South America.

Depends on what are the major drivers for your project: timeline, cash flow etc.?

Yes it will slow you down a little because for major tasks like casting you may have to watch the rain and wait it out, other than you'll be fine generally. Once the casting are managed and not affected by rain, the rain will actually benefit you to achieve proper and even wetness needed after casting.
The other tasks like formwork and iron work are less impacted if the builder assures you the guys can work through the rain.

We started a multi-storey building last year just before raining season and worked through the the season, it helped spread out the funding over a longer period which was fine for us because no time constraints.

So here is my summary:
- If you have all your cash at hand and all the time in the world (no pressure to do the project now now): by all means wait till rains are over, so you can start and rush your work during dry season.

- If you have cash secured but constraint with time (cos you have a deadline): start now, it will slow you down a little but you'll be fine with a solid engr

- If you cash will be staggered and no time constraint: start now, the rain will help you wet your concrete when you take breaks to wait for cashflow.

Get an espert to help you put felt(a blackish materials), it is a water resistance material.

Hi guys.
Didn't find this topic on time but am sure am not too late.
What could be wrong here?
The room is always damp and steamy esp when all the doors and windows are shut.
Now the under decking is having water droplets.

This structure is 14 to 16sqm sqm and it consumed 14bags of cement to deck.

Is there anything can be done to rectify this?

The top has two brand new water tankers sitting on it and is partially tiled.

It is obvious that the builder need money that is why he advice you to start! What if the rain start heavily while doing the foundation?
I will advice you story wait till next season to avoid story or additional cost...

I understand you very well. The black screeder is not any cheap because black cement used is another cost. I only prefer it to normal white one owing to water wetting the blocks.

Dont start now please, this years rain was predicted to come down very angrily. grin
There is usually a "break" in August, when the rain goes on holiday.
You can quickly do the foundation up to Lintel sef, during that one Month.
For the time being (June and July), identify everything you need, buy (or pay down) Materials that cannot spoil (Iron, Granite, Sand, Nails, Wood.... they are usually cheaper now when no one is buying grin ) and store them.
Use the time to do temporary fencing if you have not. Even Borehole can be done now, despite the rain.

You then take a break in September an continue around November.
