I have a quote for external 800m2 @ between 700 -1200 N per Sq M
And internal 1200 sqM @between 900 -1400 N per Sq M.

All these are just for labor and does not include materials.

Before you make financial commitment make sure you ascertain the status of the land because 65% of land in that area are in govt acquisition

how many vendors here have that cash overflow to make deliveries. like N3M delivery ?.. before getting their money....the lack of honesty and integrity is just the problem...again when greed sets in .... most importantly do DUE DILIGENCE BEFORE PAYING ..

I can only speak for myself. Paint supply is not that capital intensive except when supplying a mini estate and even at that I still have good credit rating from my suppliers.
The limitation to supplying and getting payment after is the fact that some clients may tell you at the point of delivery they're no longer interested or not even pick calls. I've been told to bring a paint and after running around to get it done the person had already forgotten and told me she no longer needed it.
There are some bored people also that pick up numbers online and start posing like interested clients wasting one's time with never ending questions to keep them company.
It's when there's financial commitment from the client that one is assured of their seriousness and even at that, it's by God's grace one gets their full balance. Although I have been extremely fortunate to deal with the best set of people though I know some aren't so lucky.
I would like a strong message be sent through decisive action on such cases with updates here to serve as a deterrent.
The IRT section of sars track kidnappers and serious offenders if their phone numbers are known. Even to the last location the phone was used. That was how they tracked the killers of a lasu lady in osun state.
Anybody can be tracked if some certain details are known by the security agents.
Lack of communication by HSLbroker is opening room for speculations.

I do not know the parameters he used - BUT the higher the more wood and roofing sheet required.... by my rough estimates, i also got 383m2 - I doubt it would be much different thou.

I know that so-called professionals want to back each other and insist that the assistance we give each other here is abolished, as it does not work in their favour but l know that most of those who call themselves professional today, where asking "unprofessional assistance", when they came here as a rookie to learn and get better.
No one should think they are indispensable just because they have acquired small experience over time, mostly from learning from what others are doing. We all know as things started here.

is the waste water section of the sockaway floor concreted?

Its good for people to understand that the quality of work and the job description as well as materials used in achieving a job is dependent on so many factors.

Just like you rightly stated. Same Bungalow could be done with 5m some can do with 8m. Yeah. Before anyone scream out loud. Find out the composition of the house. Coz difference is always in the taste and the taste is in the difference as the famous noddle company would say.

So I can quite agree with your submissions here. You broke it down well. Especially the points where you said some things can only be gotten free at some points. Because in real sense under normal circumstances, some things ain't as doable as they seem.

Honestly, 3M with current cost of material will not get you above 2bedroom bungalow with zinc roof
sliding window, wood door, you will get conduct wiring, and you have good ideal about building personally,
you must knw all the material and compromise on some of the quality.

To be sincere it will get you make I leave landlord house kind of structure. later I go build main structure to demolish this later
